Turnkey renovate and sell

This project is aimed for a turnkey project of design-build and sell. We are to renovate and sell a property for a profit and spread our work in that specific area.

 

As we know the prices of housing and real estate have increased and became less affordable in the past few years.

It has been a struggle for many people  to secure a home that they would really like to have and maintain it. 

With the economy in tough times and the cost of living increased, affordability has been a big factor in real estate. 

 

For renovating and selling projects, many contractors and investors have bought, renovated and sold properties in the GTA and other cities in the past. But now prices have gone up and people are not able to do as much renovation with ease as they used to have done before. Our target area is a brand new developing area. This area is located south of Ontario and used to be a farmland/rural village area. It started developing a few years ago. There are many companies that have started their production in the area and more companies are expected to start soon, causing much job creation. Many people have left the GTA and surrounding areas and have actually permanently moved to this new developing area. The population is increasing along with the production around the residential zone. Many builders and developers have already captured the land available for new housing and franchises opportunities. There is much potential in this area for real estate and community growth. 

 

We would like to start off with one house first and then move to the next in the same area. We would have our guy on the ground in that area that would meet the city officials and discuss how we can help transform the area in support of the community growth. Essentially the city wants to reshape the area into an urban developed area similar to GTA areas. We may be able to negotiate open land from the city as well as an option, based on how much investment we have. 

 

The target is to purchase a lower price house, then partially demolish and rebuild.

The features in the house would be decent. We would sell in a price range that would be around 100K to 150K less than that of GTA prices.

 

These houses we would sell would be attractive to buyers, due to their lowered price, extra features, such as high ceilings, and simply that the house would be in a peaceful area as the residents describe it. 

 

Many people are migrating and there is a large demand for affordable housing, and there is a lot of potential for businesses in that area. Prices of houses have gone up from 200K to 800K in the last few years. It's a developing city and we have an opportunity to take advantage and build something nice. We need investors who are interested in our project so we can grow our work in that area.
