Coffee shop focusing on three foundational points, Quality, hospitality, and Environment. Located across from a high school, hospital, church, and 86k vehicles per day. 
The building has early morning tenants, 13 medical offices above. A well accessible parking lot. Several late night tenants. Is directly across from a hospital. Is kiddie corner to a large high school. Is surrounded by apartment complexes and single family homes. Products will include home made syrups in all drinks. Our vendor for food will be from a well known local vendor. All michigan made products. Will include a full mocktail list, as well as your specialty coffee menu. Plan on carrying breakfast sandwiches, salads, and smaller food items that don’t require open flame. 
Building is roughly 2,000 sq ft. Will hold between 50-60 guests. Windows line half the building, it is well lit with natural light.
