Raising $100k-$125k to open a boxing and training gym in an area with very high demand

Hi there! My name is Cortni. I am a queer Black woman in Los Angeles, and want to open a boxing and training gym in an area that has high demand for one. It will offer classes and strength training, with discounted memberships for neighboring businesses. Gemini Boxing Club will be a boxing gym that will also offer Brazilian Jiu Jitsu and personal training. Both boxing classes and private training will be available. Coaches will be USA Boxing certified, allowing them to teach everyone from beginner to professional boxers preparing for competition. Boxing classes will be fitness focused and offered at peak training times every day. The membership cost would be $250/month.

The closest successful boxing gym is located in West Hollywood, a 30-40 minute drive across the city. The proposed location has a walk score of 96, a median home value of over $1,000,000, median household income of $70,000 and population of 59,000 within a 1 mile radius. There are also high end apartments and condos within a one mile radius with 90-97% occupancy. It also has a high public transit score. According to local gym owners, because the closest comparable gym is across the city, there is high demand for a boxing gym in this particular area of the city. There are no direct competitors in the area. A membership of $250/month is lower than most non-boxing fitness businesses in the area, and enough to be profitable with just 70 members.

I have a fully developed concept, and a proposed location in the heart of an area where established chain businesses are moving in rapidly. The real estate agent and I have already put together an offer, and they want Gemini Boxing Club to occupy the space more than any other business that has expressed interest. I have spoken to multiple gym owners in the area who agree that this particular kind of gym and training is in high demand. As of now, I have almost 100 dedicated potential clients. I have spoken to the owner of Madcity Boxing, located in West Hollywood about the viability of this gym in the proposed location and he agrees that it is the perfect solution to the lack of boxing based fitness in this area. He has even donated to my crowdfunding campaign. I currently have almost 10,000 social media followers across 2 Instagram accounts, many of them fitness enthusiasts and even current clients. 

Short term, my goal is to open and acquire 100 members within the first 3 months. I have personally worked with some of the best boxing coaches in the city, so I see this gym having a membership of over 200+ within the first 3 years, with the realistic possibility of hitting that goal within a year. 3-5 years from now, I know that this business will be well established, profitable, and the only gym of its kind. I have relationships with multiple established strength general fitness gyms in the city, with plans to partner in a way that offers joint memberships. I plan to utilize social media, local businesses, and search engines to maximize reach and foster expansion. To start, I only need to hire 1-2 coaches (I will be a coach myself).

We have proposed partnerships with local established gyms in the area. I have pinpointed revenue streams that other gyms aren't utilizing. Our coaches will be USA Boxing certified. Most boxing gym coaches are not. This allows us to coaches classes for every day gym goers, and train athletes for sanctioned fights. 

To start, the team would be myself and 1-2 high quality, USA Boxing certified, NASM certified boxing coaches and personal trainers. Each coach comes with 8-10 years of coaching experience, one of which was a Muay Thai fighter for years before coaching.
