I am currently seeking investment capital to acquire a newly built convenience store, gas station, and food-service business with strong existing cash flow and long-term expansion potential. The property includes a full convenience store, two in-store eateries, fuel operations, and EV charging stations, creating multiple diversified revenue streams under one location.

According to the business’s current financials, the operation generated approximately $5.36 million in annual revenue in 2025, including over $3.5 million in fuel sales and nearly $1.3 million in convenience store sales. The business also benefits from additional restaurant revenue and strong fuel margins averaging approximately 60 cents per gallon, creating substantial upside compared to traditional fuel-only locations. 

The inclusion of electric vehicle charging stations positions the property for continued future growth as EV adoption expands, while also increasing customer traffic and recurring revenue opportunities.

My long-term goal is to transition from residential real estate investing into the convenience store and fuel industry by building a portfolio of strategically located, high-performing assets. This opportunity is especially compelling because the current owners are motivated to sell as they prepare for retirement and relocate closer to family. Acquiring this location would also position me as the preferred buyer for their additional established convenience store and gas station in the future, creating a clear path for expansion.

The business demonstrated approximately $178,000 in net income in 2025 while continuing to operate with significant scale and infrastructure already in place. My current objective is to raise sufficient capital for the SBA loan down payment and acquisition costs needed to complete the purchase.
