4.     10% of the portfolio goes to trading I can make 80-100% a year trading. 90% of the portfolio goes to buying and renovating rental properties I believe it is possible to make $100,000 in capital gains (or commonly known in real estate parlance, the wedge) from renovating a property with the difference between the market value of the property with renovations less the value without renovations being the wedge plus rental yields of 10-15% in the Philadelphia market and home price appreciation of 4% a year. We would hire a professional property manager.

5.     Bought my first home when I was 21. Sold it in 2021. Slowly renovated and rented it out making $200,000 in rental income and capital gains; if I had $20,000 to renovate the property I could have doubled the gains by selling the house for $590,000. Bought a lot near the airport for $15,000 and sold it years later for double. Bought a condo in Center City Philadelphia for $85,000 I am likely to be able to sell it for $100,000. Bought a rental property in North Philadelphia for $42,000 that had squatters. They are being evicted in a few weeks. If the property is in good condition then I will likely make a $30-40,000 profit. If the property is in bad condition then I still will likely make $10,000. In the future I will only offer $10,000 for a  property like this because of the amount of time it takes and all the risks. To inspire confidence with the investors I plan on investing all or most of my net worth in the business

6.     Teamwise I have a good relationship with a real estate attorney and I know of a good property manager who will help manage the rental portfolio. I know a few good contractors including my dad who is a contractor. The goal for the trading portion of the portfolio is to turn it into a proprietary trading company where we hire traders and sell educational products.
