We are a development-stage real estate, hospitality, and destination management company planning a fully integrated coastal district. The vision brings together luxury accommodations, residential communities, immersive attractions, a global private club, dining, entertainment, marine recreation, wellness, agriculture, and supporting infrastructure. These components are being planned as one connected destination where visitors, residents, members, and businesses can access a broad range of experiences and services.

Our approach combines destination development with long-term operations. Major attractions are intended to draw visitors, while accommodations, dining, shopping, recreation, and evening entertainment create reasons to stay longer and return. Residential neighborhoods and private membership programs add an enduring community alongside the visitor economy. Development is planned in phases, with each phase contributing a defined set of facilities and services.

The centerpiece is a landmark fortress-inspired complex combining distinctive architecture with immersive storytelling, hospitality, entertainment, and waterfront experiences. Plans include an approximately nine-acre engineered reef basin offering guided underwater walking, snorkeling, and marine discovery activities. The surrounding destination is designed to provide spaces for exploration, relaxation, dining, private events, and premium guest experiences.

The initial hospitality program includes approximately 200 luxury suites, with a range of accommodation categories and premium suites. Planned services include concierge assistance, in-room dining, coordinated recreation, private experiences, and convenient access to the district’s attractions and amenities. The broader hospitality strategy also contemplates additional accommodations and relationships with specialist operators as development progresses.

Water recreation is a major part of the offering. Plans include two engineered surf pools, a waterpark, dual lazy rivers, premium cabanas, and activities serving both experienced participants and families seeking accessible recreation. Additional experiences include guided watercraft excursions, adventure trails, off-road recreation, ziplining, and elevated treehouse attractions. Together, these facilities are intended to support active recreation, instruction, family outings, and repeat visitation.

The entertainment program combines daytime attractions with a substantial evening offering. Plans include a 1,000-seat dinner theatre, a 10-screen luxury cinema, live performances, and spaces for private celebrations, corporate gatherings, and special events. A complementary dining and retail district would offer fine dining, casual restaurants, quick-service outlets, boutique shops, and specialty exhibitors. Public plazas, gathering spaces, and ballroom facilities are intended to support seasonal programming and an active social calendar.

Our private club is being developed as a global membership institution centered on relationships, hospitality, and curated experiences. Its planned offering includes networking, private gatherings, hosted dining, cultural programming, and access to selected amenities and services. The membership community is intended to begin developing through events and experiences before the physical district is completed, establishing relationships and programming that can continue into the destination’s operating years.

The initial residential program includes approximately 300 estate lots, 80 tower residences, and 50 marina residences, together with custom-home and villa concepts. These neighborhoods are planned around access to recreation, hospitality, dining, wellness, and member experiences. An 18-hole championship golf course would provide another major recreational offering. Later phases contemplate a larger residential village incorporating homes for purchase, professionally managed vacation accommodations, and a vacation-club component.

Marine facilities are planned to include a 75-berth private marina, a marina clubhouse, boating services, and two cruise piers. Their intended role is to serve private vessels, support excursions, and create additional ways for guests to reach and experience the destination. Private aviation facilities are also part of the development plan, including a runway and hangars. Marine and aviation components will require their respective design, operating arrangements, and approvals.

Wellness is another planned part of the destination, with facilities and programming focused on fitness, relaxation, recovery, and longevity. These offerings are intended to complement the hospitality and residential experience, with specialized services developed through appropriately qualified providers. The broader community plan also contemplates healthcare facilities operated by third parties.

A 50-acre aquaponics and agricultural precinct is included within the initial inland development program. It is intended to combine food production, agricultural technology, education, and workforce training while supporting supply relationships with district restaurants and other customers. The broader sustainability approach includes evaluating renewable energy, battery storage, water management, electric transportation, and conservation planning as part of the district’s infrastructure design.

Subsequent phases contemplate a major theme park and experience district, additional residential neighborhoods, a central village and market hall, expanded retail and commercial space, and further hospitality offerings. Supporting community uses include schools, healthcare, staff housing, emergency services, and operational facilities. The longer-term vision also includes international innovation and exhibition programming that could bring together businesses, educators, inventors, and visitors around technology, sustainability, and the marine economy.

A unified digital platform is being developed to connect the guest, resident, and member experience. Planned capabilities include accommodation bookings, dining reservations, mobile food ordering, attraction tickets, excursions, transportation requests, concierge services, private-club reservations, travel arrangements, and digital access. Operational technology is also being evaluated for service coordination, maintenance, energy management, and selected delivery tasks. The objective is to make a complex destination convenient to navigate while supporting consistent service across its facilities.

The business model combines recurring operating activities with residential and commercial development. Planned recurring activities include hospitality, admissions, recreation, memberships, marina services, dining, retail leasing, events, and property management. Property sales and development transactions form a separate part of the business. Depending on the component, delivery and operations may involve company-managed facilities, specialist operators, tenants, licensees, or strategic partners.

The company is led by its founder and Chief Executive Manager, whose background spans property management, construction-related services, government contracting, live entertainment, and organizational leadership. Creative direction and experience development are led by a Chief Creative & Experience Officer with experience in entertainment production, programming, and real estate. The delivery approach brings these leadership functions together with specialist expertise in architecture, engineering, hospitality, attractions, marine systems, finance, and operations.

Our role is to coordinate the overall vision, planning, development, commercial relationships, and operating standards across the district. Local employment, procurement, apprenticeships, and workforce development are central to that approach. The goal is to create a destination with a distinctive identity, a connected guest experience, and a lasting community supported by multiple complementary businesses.
