Wolverine State Home Services, LLC
This is a business proposal with the intent to seek funding for a new company under the above title. This company was recently established in anticipation of the volatile dynamics of the real-estate market. It is generally considered that the current real-estate market is in similar condition to that of the GREAT RECESSION of 2008. While the underlying dynamics are different, it is considered similar because of the downward pressure brought to bear by a vicious combination of high inflation and interest rates. Another serious consideration is the high likelihood that Democrat Kamala Harris is likely to now win the Presidency. Her economic proposals have caused great alarm in the investor/business community. Given the recent history of Democratic Presidents social and monetary policy, it is reasonable to expect that their economic policies will negatively affect the consumer and job market with continued high inflation and slow economic growth. Chain .C.P.I. index has consistently underscored the downward pressure of food staples and energy costs upon the American household.
In recognition of these factors, This company was established with the justifiable belief that homeownership amongst the middle class will be negatively affected in the near future. Historical trends point to a correlation of people losing their home through a combination of increased property taxes, and mortgage defaults.
Our company is designed and poised to address this dynamic from both ends of the economic spectrum.
It is our intent to:
A.) Raise capital to purchase homes seized by county governments for failure to pay taxes.
*This is done by buying out the delinquent property tax debt. Failure to repay the debt plus 10% interest by the existing home owner, will result in forfeiture. The deeded property will then be transferred to the ownership of WOLVERINE STATE. Any liens, mortgages or other debt associated with the property in question, will be the sole responsibility of the former property owners. The newly acquired property will be held with a clear title and deed. The property may then be used as collateral for this venture.
B.) Provide services for cleaning and maintenance for homes seized or foreclosed by tax
assessors and lending institutions.
C.) Provide knowledgable services for cleaning homes that were
subject to the following conditions:
1. Crime/death scenes
2. Asbestos removal & disposal services
3. Human/medical waste cleaning & disposal
4. Vermin or biological hazard removal services
5. Hazardous chemical and materials disposal that cannot be disposed of in a landfill
(Products or materials containing lead, mercury, paint, toxic chemicals, etc.)
As to the first part of this venture. Section “A” is to be a self funding portion once established. Any homes acquired through a tax sale will have to follow state guidelines. One a property has been secured with deed to property, It then can be sold to an individual or property developer rather quickly. Wolverine State was NOT established with the intent to engage in “property flipping”. It will repair any home acquired that had been damaged by previous occupants, and made habitable for sale according to state guidelines.
As to the second part of this venture, Section “B” will offer a level of necessary services for seized or foreclosed properties that also involves standard maintenance, home inspection and cleaning services.
This will include:
Full steam cleaning of all carpeted floors
Mopping of all tile/linoleum floors
Cleaning and polishing all glass and chrome surfaces
Inspection and cleaning/sanitization of all household appliances
Inspection, cleaning, and servicing of all utilities (furnace, air-conditioning, water heater)
Power washing for all exterior surfaces (siding, driveway, etc.)
Landscaping, tree trimming and lawn care
Roof inspection and repair (where necessary)
Gas leak detection service (argon, radon, CNG, Carbon monoxide)
Pluming and sanitary sewer inspection (includes checks for leaks and tree roots
-also will include emptying of septic system (where city sewer not available)
*all services listed will include documentation file with receipts to match
As to the third part of this venture, Section “C” will offer a level of necessary
services, for seized or foreclosed properties that are reflective of state/county regulations for a given structure (single family/multi family) units to make such homes and dwellings habitable. This will require the adherence to guidelines as outlined under all laws administered by the FEDERAL ENVIRONMENTAL PROTECTION AGENCY or STATE DEPARTMENT of ENVIRONMENTAL QUALITY, or were in need of services after a major criminal event.
About the owners: The ownership of this company is made up of a husband and wife team. It also includes the eldest daughter of the principle owners of this company.
The husband is a truck driver who also has experience in architecture, construction, roofing, plumbing and HVAC. His trucking experience includes intimate knowledge of sanitary disposal while employed by WASTE MANAGEMENT of Houston Texas. He has direct experience in the disposal regulations for hazardous materials and safe transportation of the same. He currently receiving Social Security disability, after suffering a stroke in June 2023.
His role is that of an adviser only, as he is physically disabled.
The wife has three degrees - Medical laboratory sciences, Forensic Science
and Accounting with additional training in business law.
She was currently works full time as an accountant for Acrisure Inc. in the
Grand Rapids, Michigan office. She was also previously employed by the
INTERNAL REVENUE SERVICE as a SMALL BUSINESS AUDITOR
Because of her medical knowledge and experience as a federal business auditor.
She is uniquely suited to ensure as to the proper operation and success of this company.
The eldest daughter is a trained chef with a certain level of experience in home repair and sanitation. She is also pursuing a realtors license. Her growing experience, training and work ethic makes her an ideal on the ground employee, for any labor required in this operation.
*Because all three of the principle participants are employed, or have a secured source of income, any funding for this operation, or profits gained after the fact, will be reinvested.
Profits earned after the fact, are not required to supplement their daily living requirements.*
