We are a small custom home building company based in New Hampshire’s Lake Winnipesaukee region. Our company has a strong book of business, established subcontractor relationships, and the construction experience needed to identify, permit, improve, and develop valuable real estate opportunities.
We are currently seeking a cash investor to help us move quickly on select real estate-backed opportunities. This would be a financial-only investment. We are not looking for an operational partner, ownership partner, or anyone involved in the day-to-day business.
Our goal is to acquire and reposition land parcels with strong development potential, including lakefront parcels, subdividable acreage, small residential developments, ADUs, specialty buildings, and eventually larger multifamily or apartment-style projects.
One immediate opportunity we are evaluating involves an 82-acre parcel that could potentially be acquired, permitted, subdivided, and resold or refinanced within a relatively short timeframe. The proceeds from that project could then support additional opportunities, including a separate 84-acre parcel and other development projects in the area.
At this stage, we have the construction knowledge, local market understanding, vendor relationships, and project pipeline in place. The main limitation is access to working capital. All funding would be tied to specific real estate-backed opportunities, with land or project equity serving as the underlying security.
We are open to structuring the investment in a few different ways, including a fixed interest return, a project-specific funding agreement, or an agreed-upon share of profits from a particular deal. The intent is to create a clear, fair, and transparent structure that allows us to move quickly while providing the investor with a defined return.
In short, we believe there is a strong opportunity to create value through land acquisition, permitting, subdivision, development, and resale in the Lakes Region. With the right cash investor, we would be positioned to act on these opportunities immediately.
