I am currently developing 30 acres for a winery, golf and event venue. I am looking for an equal partner that would invest 1.5 million in this project. With those funds i would pay off exixting debt of $725,000 and complete landscaping projects, 3 holes of golf course, public restrooms and the main residence where the wine tasting and indoor venue could be used. Currently the property generates $8600 in monthly rents. To date i have invested 3 million dollars on this property. I am projecting revenue at 500,000 in the first year. The website has been completed along with social media platforms. The venue is the primary earner in the first few years and the golf course will consist of 9 holes pitch and putt layout where i project 5000 rounds a year that would generate another $200,000. All greens on golf course will be artificial turf so the maintenance will be extremely low and all tee boxes also will be artificial turf. As for winery this was a last minute due to a county requirement to be a venue you must be a winery. I know nothing about the wine business so I am looking for a partner that has knowledge of this side of the business. As for the venue we offer 6 different areas at various price points from $5000 to $12500 as this way we can accomodate anyone budget. As of now I am looking to open in June of 2025 for tours to start and taking reservations for 2026!
