Since 2012 Kris Boschele, the leader and CEO of Way Homes ADC through an affiliate company IDEAL Realty has invested and acquired over $2BB in Single Family homes across the US with a deep concentration and focus in North Carolina, South Carolina, Atlanta GA, Nashville, TN and Tampa, FL.  IDEAL Realty is currently the acquisition platform for 3 of the major institutional investment groups in the US.  This acquisition platform is one of the premier acquisition team and platforms in the SFR institutional space.  The current acquisition run with these funds is expected to exceed 15,000 homes and over $8BB.  

Mr. Boschele was part of the team that spearheaded the entire B2R space and models in 2015.  During that time, he lead the team and procured the land acquisitions for 9 different Build To Rent sites that accounted for over 400 Build to Rent homes; as well as, nearly 600 new construction spec homes for a total of over $300mm.  For all of the build to rent communities this team managed and facilitated the entire process from land procurement, land entitlement, land development, community design, community layout, SF & TH product design, interior design features, absorption schedules, assigned rental amounts, assigned market value and stabilization.

The Way Development current pipeline consists of 1,138 Lots/Build To Rent projects valued at over $286mm.  The team at Way Homes ADC  manages and oversees the complete investment and land development lifecycle from site selection and acquisitions, to design and entitlement, through the horizontal and vertical development phases to deliver finished residential NOI.

Way Homes ADC/IDEAL Realty are also an acquisition and development platform that's designed and structured to develop lots for national builders.  Since we're horizontally and vertically integrated our development platform provides a very unique and opportunistic vehicle for builders to have a steady flow of developed lots being delivered to them while allowing our national builder partners to not have to balance sheet their lot acquisition and development pipeline; thus, providing a more positive and risk free model to their shareholders.  For Way Homes ADC this model creates a win-win scenario while virtually operating with a very low risk scenario.  We receive high non-refundable deposit from each builder, and if the builder decides to not acquire the lots, then we have the full capability of finishing the lots and either selling them to another national builder; or, developing the entire community as a build to rent community, which would include us building the homes,  stabilizing the assets and eventually disposing the entire community to one of several single-family rental funds that we're currently selling communities to and/or have sold stabilized assets/communities to in the past. 

Way Homes ADC/IDEAL Realty is currently seeking equity investment partners to help fulfill funding needs for some existing opportunities; as well as, future opportunities that we currently have in our pipeline.  We're seeking an equity partner to participate in a GP/LP structure  with a requested funding amount of $10mm+; however, we're flexible with that amount being lower or higher.   We're also open to creating a debt structure for any/all funds provided.  If we choose to go the debt structure route , we're also open to having  the  investment partner participate in the waterfall.
