Hello Private Money Investors!

I am a seasoned real estate investor looking to establish a long-term mutually beneficial relationship with private money Lenders to scale my business.  No hard money, please.  We have raised some cash but looking for additional to meet our investment goals for 2024 and beyond.

I currently own 70+ properties and invest in single-family 1-4 and 5+ multi-family properties in SW Suburbs of Chicago.  Our experience includes buy/hold and fix and flip.  We have extensive experience with acquiring distressed real estate and rehabbing.  In fact, we have a crew that works for us full-time. 

I, also, own a finance company that mainly finances real estate investors.  That said, I am well-versed in all aspects of investment property lending both vanilla and niche programs like asset-based lending and rehab loans.  My experience may give the private money investors piece of mind that I am very capable of a solid exit strategy.

We are starting to invest in other states mainly Florida in the short-term rental space, but open to all cash flowing opportunities and other areas of the US if it makes sense.

The way we are acquiring property is by subject to finance, seller financing, or both.  The opportunities are presented to us from wholesalers, realtors and motivated seller leads.

Subject to financing we are taking over the low interest rate payments for the homeowner and placing a long-term rental or short-term rental.  Sometimes this requires paying a referral fee to a realtor, assignment fees, move out costs paid to the homeowner, taxes that are in arrears, rehab costs and furnishing the home.

Seller financing - We may take over the low interest rate mortgage payment for the homeowner and ask them to finance some or all of the remaining equity depending on the homeowners ask price.  In this case, the homeowner may want a down payment, and just like with subject to financing sometimes this requires paying a referral fee to a realtor, move out costs paid to the homeowner, taxes that are in arrears, rehab costs and furnishing the home.

With all that being said, we are looking for PRIVATE MONEY to assist with potentially financing the down payment, tax arrears, rehab costs, move out costs, realtor fees, assignment fees and maybe furnishing the home.

  • Pay up to 12% interest on funds borrowed. Interest negotiable if it makes sense.
  • Secured by a promissory note + 2nd lien position.
  • Some cases secured by a promissory note + 1st lien position.
  • Terms will vary depending on the strategy.  3 months to 5 years.
  • Loan amounts will vary from 25K - 1M depending on the property and strategy.
