Startup funds for land and construction of RV/BOAT/TRAILER/ATV storage facility

Seeking funding to build our unique RV/boat/trailer/ATV storage facility.  We are open to all offers of startup assistance, including consideration for where the first facility will be built. For basic (just to get web design, advertising, and a deposit with 1 years rent for the property) - or complete buildout of the complex (hence the 5 mil ask).  We are hands on, open to advice, knowledgeable, hard working, and extremely motivated to bring a much needed change to the way RV storage is. We will bring 1st class service to the camping, travel the open roads, outdoor enthusiast....and their toys.

Our clients are outdoor adventure enthusiasts and people who simply enjoy RVing. Our facilities will help them protect the investments they have in their Toys by offering a secure and protected place for storage (enclosed, covered, or open bays), wash (RV full service wash facility), empty (black/grey water), fill (fresh water, propane), maintain minor items (oil change, lube, tires, etc), and trickle charge (prevent  battery drain). In the right location, a convenience store is being considered for part of this (not included in the asking funds). NO SELF STORAGE (explanation to follow)!

Services in more detail: 
  • The entire facility will be paved, and bays will be clearly marked and illuminated. It is difficult enough to see boundaries during the day (where the sun is, harsh shadows, dirty or covered lines etc), but the difficulty is amplified at night. So, it only makes sense to utilize the ability to illuminate the area properly - for safety as well as security. 
  • RV wash services are extremely difficult to find. Usually one must find a semi tractor trailer wash facility and wait in those long lines. The nearest one to Castle Rock Colorado is almost an hour away. It is not unusual for someone to dedicate a whole day just to get their Toys cleaned. We will also maximize our water usage by recycling the water used in the wash facility, and collecting the rain water for use as well. Water is a commodity that we all must conserve and not abuse. 
  • Along with water conservation, sewage needs to be responsibly cared for. Our facility will accommodate customers to dispose of their black and grey waters (toilet and sink). We will offer them our services in this area including cleaning out their tanks.
  • Clean fresh water fill stations will allow our customers to fill up their water tanks. Propane tank exchange services, as well as tank filling (for those who don't want to exchange their tank, or their tanks cannot be removed to exchange). Tanks need to be certified regularly, so this will take care of that as well. A small step to help avoid a big problem that can easily be overlooked. 
  • Solar panels on all of our roofs and coverings will aid in keeping our energy costs down...and help with the green energy campaign. Trickle charge systems for our clients to maintain their battery charge will be connected to this as well.
  • It isn't convenient to try and get routine maintenance done on Toys, and can cost a lot of time. We will offer these services in our facility as well as mobile services to help our clients in the event that something unfortunate happens to them. Oil changes, lubes, tire replacement, and other minor services will be available to our customers on site. Winterizing, summer prep services, and preparation for the customer to travel distances are offered as well.
  • Parking their Toys - not everyone is good at backing, or even parking these wiggle wagons. We can do this for them, with an appointment and small fee with a signed waiver.
  • Convenient things: ice, snacks, beverages, worms, and other minor (yet not always the most convenient) things to make it so our clients don't need to stop off to get that at a not so quick nor easy to get in and out of store for. There is consideration for adding a convenience store with gas pumps and a waiting area for customers, but that will depend upon the location and cost (not currently included in this ask).
  • All of these things and more, as we think of them, are avenues of revenue stream...of course. We try to be good people, but freebies don't usually equate to profit. For our "weekend warriors" there will be an "all inclusive club" that they can have access to, all in one monthly cost. For those that "get out when they can", they can "pay as you go". Both programs can be billed monthly...for their convenience, and ours. All of these services are expected to bring in an average of $150,000/month in revenue to the facility. 
As for the NO SELF STORAGE comment: viewed as simple math, we are dealing with two types (basically) of customers here. 1.) SELF STORAGE - people have stuff, and don't always have room to store this stuff at their home. So, they get self storage units to keep their stuff. Usually, this is stuff that they don't always (or rarely) use, and is not of high dollar value...but they don't necessarily want to get rid of it.  I personally call this junk. In a nut shell, self storage tends to be for junk. 2.) RV/BOAT/TRAILER/ATV STORAGE - people have Toys, and are not allowed to keep their Toys at their homes (covenants, hoa, or just not enough room, etc). This customer has lot of money invested in these Toys that give them entertainment. In a nut shell, they don't want to lose the money they have invested in these Toys, which can be tens of thousands - if not hundreds of thousands of dollars. Now ask yourself: which do you think is more likely to make sure to get paid for - junk or Toys? Besides, it is far easier to leverage Toys then it is to sell junk....and less messy to clean up from, after they move out.a
