TopTier Properties is investing in long-term rentals focusing on Section 8 only. Renting to Section 8 is a very high cash flowing niche because of the low purchase price for homes that fit the criteria for Section 8, along with the high rent rates the housing authorities offer through the program to landlords. One aspect that makes Section 8 renting so attractive, is that as long as the house has a tenant in it, most of the month-to-month rent is guaranteed by the government/housing authority while the tenant may have a very small portion to pay. There are many misconceptions about the people who are accepted for Section 8. One being that they destroy your property and are overall bad tenants. This is not the case, many of these people wait years to get accepted into the program and if they disobey contract and lease agreements they are kicked out of the program and can never be accepted back in. With very strict tenant screening, and constant visits throughout the lease terms with property management, this is not an issue. This is just a little about Section 8 and what it offers.
I am looking to take a deep dive into business and need a serious investor that is willing to work with me. I am currently one of the famous Tom Cruz's (a Section 8 mentor and coach) students and have been through his Section 8 course and have one on one coaching with him. With the hand holding help from him and the capital from an investor, this business with thrive within months of starting. As the right houses are found, capital will be needed for each purchase and not all capital upfront. These houses need very little to no upfront work for them to be able to pass Section 8 inspection.
For some numbers, the average Section 8 rental profit in anywhere from $600-$800 per month, due to the low purchase prices and high rental rates. There are some areas in the country where the average rental profit is as high as $1,000-$1,200 per month per house. With this type of business module, it is very easy and fast to scale.
To start, will pick one city and buy multiple houses that are in a good area with low crime, low purchase prices, and with a high rent rate from the housing authority. As we get to around 30-40 homes, will consider looking into another market to further expand the company. Not looking to just stay in one area or one state. There are many opportunities in many areas of the US.
