We are an LLC, TOCG,LLC dba The Oaks Course at Granbury. Our goal is to purchase and restore a former 18-hole golf course for public play as the only 18 hole public course in Granbury and Hood County. Granbury is 25 miles southwest of Fort Worth, TX with its major industry being tourism and farming and ranching.
The total cost is projected to be $8.8 M with investor equity of $5M . Major funding of project will be from SBA and CDC loans.

Since Covid, golf has experienced a tremendous boom in additional play and first time enthusiasts across all demographics New women, minorities and junior enthusiasts have increased their percentage of players from pre-Covid years by double-digits. (National Golf Foundation 2024 Graffis Report.)
75% of all golf is played on public courses (21% of which are municipal courses). Public golf is where many first learn and play the game. Without an 18-hole public course, many Granbury enthusiasts must travel to nearby counties to enjoy their pastime . This takes revenue out of our town and county.
The location of the course is surrounded by upper middle and affluent neighborhoods who support the restoration project. Additional residential developments are within a 5 mile radius, and with a new highway bypass from Fort Worth, opened in November of this year, travel time from Metroplex to Granbury is enhanced.
Area development in the northwestern Hood County corridor, where the bypass and course are both located, is already expanding. Our course will provide a much needed recreational venue to accommodate the ever expanding growth of Hood County (71,000 residents).
Tentative agreements have been reached with major suppliers and new revenue streams developed (off-course simulators will be utilized for instruction, entertainment and league play year round is one example). Cross-promotion with area businesses and suppliers will be potential revenue streams.
A teaching facility is planned for the venue and conversations to become a satellite location of First Tee of Fort Worth have been started.
New 3- pod modular clubhouse will include snack-bar with full bar, pro shop with two community meeting rooms and simulator area with mini-bar.
