We own (no mortgage, free and clear) a ground level commercial building that used to have 3 shops in it (we bought this building in 1995). We want to put either apartments or kitchenettes or a convenience store on that land as nearby factories or businesses are planned in the future (in an economic zone) nearby (about 2 miles down the same road). Right now the building on this land is empty and needs lots of work done to make it into apartments or kitchenettes (maybe double story is possible). It may be a better plan to just demolish this building and build new. I think apartments or kitchenettes are a good idea because so many people need housing and I want to provide it at an affordable rate for families. Another idea is to just demolish this building and build a brand new fully automated convenience store (no staff problems, headaches) that is also drive-thru. I learned about this new concept (called SmartMart)and I love it and would do it but I don't have the funding to do it myself but we do have the land for it. It also may be possible to build some housing (apartments or kitchenettes) and also this fully automated convenience store on our land so there is income coming in from multiple sources.
