The NJ location is the first on the East Coast and was designed to be the East Coast hub where future east coast franchisees will be trained. Restaurant Location:
The restaurant is strategically located in Bergen County NJ. It is the most populous and one of the most affluent counties of the nation. The restaurant is also about 2 miles away from The MetLife Stadium and the nation's second largest mall the American Dream Mall. The NY Giants and the NY Jets of the NFL play their home games at the MetLife stadium. The stadium also holds many concerts and social activity events such as the recent Taylor Swift concert.
The restaurant is situated right on the county highway Rt17 which connects to major highways like Rt 3, Rt 80, and Rt 46 allowing easy access for customers. The restaurant is situated in a strip mall attracting foot traffic from neighboring businesses which include Marshalls department store, Aldi's grocery store, Panera, and Krispy Kreme.
Current Revenues:
The Restaurant generates monthly revenues north of $55,000 while their monthly expenses are around $50,000.
Why are the current owners selling:
The current owners are unable to keep up with the demanding work of the food industry, they also lack business acumen of running a retail restaurant. They are overwhelmed and would like to return to their other business of real estate investments.
Who am I and why I want to buy this restaurant:
My name is Sayeed Al Shehab, I am 51 years old and I am a wall street professional. I am also related to The Port of Peri Peri Corporate Owner. I have been involved informally with the business since there were only 3 stores nationally. I have first hand working knowledge of the restaurants, its equipment, spice sourcing, produce purchase, beverage purchases, and cooking/serving of the products.
When the corporate owner expressed the desire to open an East Coast hub in NJ. I identified the location, negotiated the lease agreement with the landlord, and oversaw a turnkey operation to build the restaurant for the current owners.
When I take the business back the corporate owner will be a minority partner in the restaurant with an investment of $50K to $70K.
Current revenue vs future revenue:
Currently
1-The current owners have not taken advantage of attracting the affluent communities of Bergen County.
2-They have not advertised or attracted any business from MetLife Stadium or the American Dream mall.
3-They have no active marketing campaigns or plans for future campaigns.
4-They have no social media presence.
Improvements I will make:
1-I will target the affluent communities of the county through marketing campaigns in the '201 Magazine' and other social print media which caters to the communities and through billboards on major highways.
2-I will cater to specific audiences at MetLife stadium through food combination deals and discounts.
3-I will also engage the county business districts and business councils that promotes business across the county.
4-I will provide regular discounts for the slow days of the week to improve traffic.
5-The Port of Peri Peri has a social media marketing company that will provide the marketing at a monthly subscription and the current owners are not participating in it. I will enable that subscription for daily social media presence.
I believe with the above steps will improve revenues and add an additional $10k to $15K a month( This number is derived from reviewing numbers of a similar sized Port of Peri Peri store in Irving, TX).
