The city of Louisville is the home of the Kentucky Derby, the 2024 PGA Championship, and the Bourbon Capital of the world. As one of the leading tourism destinations for families and bachelor parties this hub has had a thriving short term rental market for years. Overwhelming need has led to disgruntled neighborhoods and a crackdown on single family home STR license holders. The solution to the reduction in STR licenses available for residential and multifamily zoned properties is to exclusively host short term rentals in commercially zoned structures. Historic commercial properties also provide tax incentives for investors, preserves the city's current STR tax revenue, and Louisville's rich history and tourism.
Location and marketing will drive success. Studio719 is only steps away from the Michter's Distillery and the Louisville Slugger Museum and directly sandwiched between the KY Science Center and Arts Museum and once housed the likes of Willy Nelson.
We have the experience of luxury short term rentals to prove our success, the backing of the local government marked by the donation of a statue for the lobby, the proven construction team to meet our goals, expectations and tax credits, and the model to scale expeditiously with our next projects lined up and ready upon completion.
We have successfully secured low cost debt for acquisition and construction through a local bank as well as the Louisville Downtown Partnership, a loan for the revitalization for historic properties in the Louisville area. The anticipated tax credits will be 39% of the rehab of the property. The purchase price is $1,400,000.00. The rehab will cost $1,990,000.00. We were anticipating closing in mid December of 2023 but unfortunately due to unrelated events our investor was forced into financial hardship requiring he walk away. The investment we are seeking is $500,000.00 in order to close on the asset and begin rehab as swiftly as possible in order to complete rehab in time to accept bookings for the Kentucky.
