I propose opening a local coffee & ice cream shop with a large space for outdoor entertainment and other revenue opportunities. This unique location provides an area not only to sell specialty espresso coffee, bakery and ice cream sales daily but also a public space for a variety of events, including private and corporate. The location sits just a half mile from the national park tow path with adequate access to the shop attracting numerous bikers, walkers, etc. There is an area for two food trucks to be placed daily further increasing additional revenue streams. Construction drawings have all been designed, approved and received clearance to begin construction.
