1.  Multifamily properties that can be converted to senior living while creating cash flow for me, my partner & the investors.  This will provide an example of what senior homes should have.  All complexes deemed senior should be required to have Elevators, tools for safety, complete home water system (eliminate carrying heavy water bottles), electricity backup since many seniors use medical devices  that are essential for their health, etc.  This can be a stepping stone for part 2 of my business plan.  We want a strong NOI that will attract more investors.  I have a partner that is a RE agent that can find properties, but need to develop a team, RE Attorney, Underwriters, lenders, appraisers,  contractors, Investors etc.  Need to raise $20 million for down payments, repairs, to cover the acqusition fee to buy several 50 + units or 100 + units,  150 + units to be able to hire Certified Property Managers for each property.  Grant Cardone has 5000+ units but it would be great if we can get to 1000+ units.  We have some properties in the pipeline but we need to be ready at a moments notice to get them under contract ASAP.   We need to find B properties in C property condition that we can do add on and force appreciation and exit in 3 to 7 years with 100% cash on cash, plus the paydown on the mortgage.

2.  Develop senior communities to provide a better lifestyle for seniors left behind, while addressing the homeless crtisis.  HUD has a program to convert Housing vouchers to mortgage vouchers.  Take seniors off of housing & food stamps & into home ownership with HUD's assistance, till income will carry a 15 year fixed loan without government assistance.  Want to create several streams of income so the senior never ends up on housing again.  These need to be  a 3 bedroom, 2 ba, w/2 car att garage.  Again we will provide all the tools for safety and ability to remain in their home till death with a caregiver living in their home to eliminate nursing homes.  I would like to provide oversize lots to have a garden for the seniors but the HOA maintenance team will care for all the gardens.   The government claims there will be a food shortage but the senior will have fruits, veggies & citrus to make do.  Now the housing vouchers the seniors are getting can be used to get people off of the street.  Give homeless 4 avenues, 1. get a job if capable plus housing vouchers 2. get rehab if on drugs or alcohol, 3. mental institution if mentally challenged & 4. jail or prison if he is able bodied & does not want to comply with any of the first 3 choices.   This will get all homeless people off the street.  Need to build more mental institutions.

3. Want to create a non-profit to help the senior transition from housing to home ownership plus have a business plan to build a retirement account(s) so they can actually retire with prosperity instead of being on the edge.  I want to offer these seniors $100,000. grant that does not have to be paid back till death & paid from life insurance, to get off of housing,  $20,000. for furniture & appliances plus a small reserve fund, $60K for Roth 401K to build up to $600K before they start drawing from it,  & $20K for  Whole life insurance, build up to $600K,  501K pays 5% with the non-profit being the beneficiary of the first $100K so basically the senior does not pay for the grant till death.  Now the senior will build equity in his home, equity in the Roth & equity in the 501K to leave for his or her family.  They estimate there are 80 million seniors and that demographic is growing.  This creates a better life for millions of people if we can perpetuate this.  Be good to get $100 million to start, only 10  seniors per million and we can hire fund raisers to keep the foundation going.  Government can send $billions to Ukraine & worthless green new deal, $100 million is a drop in the bucket to help our citizens here in America.  Plus as seniors die, they help fund the foundation to help more seniors.  This will help to build wealth for our American citizens & give more young people a good start in life.  I have more details to make this viable.  I am not making more available till I get a NCA, non compete agreement, till I get this registered or patented.  Income is based on having 500  units with an NOI of $250./unit = $125,000. /mo cash flow till the exit strategy where cash investment is doubled plus the paydown of the mortgage.  With $20 million we can buy several multi-family properties to increase monthly cash flow plus create wealth on the exit strategy.   We are ready to move ASAP.
