I am breaking up 1140 acres into 20 acre parcels near Lk Chelan and the Columbia River. I can do this by way of what is called government lot survey. This is a grid system created by Thomas Jefferson and was used to split up the entire nation into Sections, Township and Range. I might be able to get sellers to accept partial payment and release part 1140 acres at closing with balance due within a year of closing. I have a BPO indicating average price in this area is $95,000 for a 20 acre parcel. If I only average a $80,000 per parcel sale, there will be in excess of $4.5M in total sales. If I chose to sell all notes created, and after all sales costs, I would have $1,870,000 in profit. A 40 percent profit margin. (excluding costs of money.)
