A Regional Distribution & Logistics Project 

Revitalize Partners, LLC, together with its subsidiaries and affiliates is engaging in a $1.4 to $2.8 million capital raise to complete a round of secondary funding. Funds will be used for the acquisition, development, and operation of a transportation and logistics business and a cannabis cultivation operation in Arizona. Opportunities are filled on a first-come-first served basis. The window to bid will when all positions have been matched. 

The 2.8 acre property supports the ongoing transportation services business, as well as, a 30,000 sq ft cannabis grow operation. Included are the main 20,000+ sq ft main warehouse and a smaller secondary warehouse with an adjacent office building. The ongoing transportation business will expand the number of routes while growing the fleet of trucks and trailers consistent with our overall regional hub and spoke business model. 

The Cannabis Grow Operation functions as a standalone independent business from the transportation services business. We will wholesale premium, pre-packaged cannabis products to high-end retailers in the State of Arizona. Any finished goods that do not meet our “A” product quality standard will be sold in bulk to secondary outlets for concentrates or edibles. 

Revitalize Partners is offering 10 to 20% equity in exchange for $1.4 to $2.8 million in funding respectively. Equity will be represented by the issuance of Class B non-voting shares. 

The total capital investment is $14.8 million and is expected to generate an IRR of 47% based on its projected valuation at 5 years. 

Arizona has become the 13th state to legalize marijuana after voters pass proposition 207 on November 3, 2020. The new law is known as the Smart and Safe Arizona act. The legislation went into effect in early 2021 and Arizona dispensaries have already begun the legal sale of cannabis products to non-medical, recreational, adult customers. 2020 cannabis sales in the state of Arizona are expected to be in the range of $770 to $910M placing the state 9th in the country in sales and rapidly growing. 




Executive Biographies 



Cody Knight 
Black Transportation Chief Executive Officer 

Cody Knight discovered his entrepreneurial passion very early in life.  As a young teenager, Cody began at  Knight Transportation where he worked hard to learn every position he could, from working on trucks in the shop to shadowing his family members who founded the company in 1990 as they grew their company. 

Cody later attended Weber State University, earning his Bachelor’s degree in Business.  While attending the university, Cody sparked another entrepreneurial fire and opened a lumping business to offload trailers for large companies in the area. He ran the company from campus and unloaded several trailers daily throughout the Salt Lake Valley.

After he completed school, he returned to Phoenix and began his career at Knight Transportation forging through every division in the company and climbing the ladder to eventually head his own division. The Rocky Mountain division opened with 7 trucks and 10 employees.  Under Cody’s leadership, it became not only the fastest growing, but also the most profitable division in the organization.  Cody oversaw every aspect of the business, including operations, sales, financial growth, safety, client services, and employee retention.  His outstanding leadership capabilities helped build Knight into the multi-billion-dollar corporation that it is today. His professional experiences taught him the importance of treating coworkers and clients the right way.

In 2015, Cody took a break from transportation and he and his wife Erica formed The Knight Agency (TKA), a PR and marketing agency that Cody describes as “a team putting goals into action and always exceeding expectations.” In five short years, Cody was able to take TKA to amazing heights where he touched and contributed to many new industries, including emerging technologies. Cody witnessed a shift in several industries as a result of technological advances and it became clear that transportation was an industry that truly needed to be disrupted. 

There is a misconception in the industry that because it has been successful for over 100 years, nothing needs to evolve. This is a narrative that Cody aims to change. He believes that with the right team, strategy, and passion, the stagnant transportation industry can improve dramatically. The time for change is now.




Bob Russell 
Black Transportation Executive Vice President

Bob Russell is an accomplished Transportation and Logistics Executive with over 30 years of experience in both asset based and non-asset based logistics. Bob has always ensured the growth and viability of various multi-million dollar Transportation entities. 

Bob started on the ground floor of LTL Transportation in the early 1980’s honing operational skills as a freight handler and later a CDL driver with Bestway Transportation and Motor Cargo Inc. 

In the early 1990’s Bob studied Transportation as well as Logistics and Analysis at Glendale Community College. In 1993, Bob made the move into Operations Management with Motor Cargo Inc. During this time, Bob took on new levels of responsibility. By 2000, Bob had become the Eastern Regional Operations Manager, with ultimate P&L responsibility for 50+ service centers and over 1000 Associates. As an integral part of the company, Bob helped it grow from $10M in annual revenue in the 1980’s to over $200M by 2005. The same year, UPS Freight acquired Overnite Transportation and Motor Cargo Inc. After being promoted to Operations Excellence Manager team leader, Bob travelled across the U.S. working with service centers on specific areas of necessary improvement.
 
In 2008 Bob became the co-founder and President of Legend Logistics, a Phoenix AZ based provider of Third Party Logistics. Legend Logistics was recognized for its cutting edge transportation software, which enabled customers to ship, track, and trace electronically. 

In 2014, Legend Logistics was acquired by ROAR Logistics Inc. Bob held the position of Vice President of Managed Solutions through 2018. Bob joined UNIS Transportation in early 2019 as the VP of LTL Operations, responsible for expanding the company’s LTL footprint into Dallas, Houston, Fresno, Chicago, and Edison, NJ. 

In Bob’s personal life he is the President of “AMRA” Arizona Motorcycle Riders Association. AMRA works with local clubs to promote off-road motorcycling in Arizona. Each year in addition to racing, AMRA promotes non-competitive events and fundraisers that contribute to the health of the sport. AMRA fundraiser beneficiaries over the years have been: AUTISM speaks, Veterans Associations and local Schools. 




Norm Iverson 
Revitalize Partners - Chief Executive Officer

Norm has 25 years experience in assignments in the VP/senior management engineering, program management, and business development positions in large scale $500M aerospace defense industry programs. Norm’s later career spans over 20 years where he has provided services in buyer & seller investment, sales, and leasing services with a focus on Commercial/Industrial property development and property management. This includes client services such as real-estate market analysis and negotiation expertise while ensuring contract compliance. He also has specialized in office/retail, multifamily, hotel motel, restaurant, B&B, land dev, farm ranch, mobile home parks, self storage properties. 

Norm’s business philosophy has always been centered around making a difference through relationship based businesses focused on giving back while providing total wealth solutions for clients.  His real estate experience comes with 12 years of demonstrated expertise as he has achieved high customer satisfaction for both commercial, investment and residential clients by putting my clients interest first. Providing critical market, financial, and contract information enables him to protect their interest and achieve their real estate goals. His success is measured by the number of long term clients that continue to trust him with their repeat business, as well as, their referrals to family and friends.

Currently Norm is using his leadership skills and experience as CEO in Revitalize Partners to revitalize communities nationally by providing Qualified Opportunity Zone Funds combined with land acquisition and development projects including building local businesses that create jobs and positive social impact. 





Nathan Cabbil 
Revitalize Partners - Chief Operations Officer 

Nathan Cabbil has been a senior operations executive with 20 years of experience driving business transformation and operational change solutions for companies in diverse, rapidly evolving industries. A consistent theme of success throughout his career has been his ability to help companies navigate highly competitive markets and overcome internal, systemic challenges to achieve notable business growth and profit performance. Currently, responsible for establishing the US National Opportunity Zone focus, growing the profits and losses, and scaling it across multiple vertical markets, and managing the project development funnel. 

Nathan previously served as the Executive Vice President, Operations Support at Republic Services, Inc. where he steered several initiatives that reduced costs and annual capital spend in excess of $65 million for the company’s fleet and service delivery operations. As the Executive Vice President, Emerging Business Operations, he leveraged his keen understanding of industry needs and market trends to develop new, profitable products and services, positioned the company to enter high-growth adjacent markets and increased margin for existing products. During earlier roles, he was promoted to oversee the company’s largest P&L operations ($3.7B) at the time. He strategically realigned operations across 11 states to optimize operational effectiveness and revenue growth. 
During Nathan’s tenure at Royal Philips Electronics, his leadership focus was on customer service and support operations. As the Vice President, Customer Service (Central Zone), he completely turned around the business performance for a $200M, 8-state region from #6 to #1 position, achieving double and triple-digit revenue growth. In just two years, his leadership oversight expanded to a $1.5 billion business where he established the “RightFit” portfolio, a first-of-its-kind industry program that led to improvements across key areas including customer value and market share. He earned multiple company awards and accolades for his transformational and innovative business solutions. 

Nathan held a lengthy career at General Electric Company where he was repeatedly promoted to increasingly challenging leadership roles and exposed to all aspects of the company’s business operations. From using Six Sigma principles to develop lean operations to reengineering internal processes/systems for maximum efficiency and effectiveness, he was successful in exceeding management expectations and corporate objectives, time and time again. He was selected early in his career to serve on the GE Corporate Audit Staff, an opportunity only given to the company’s top performers. 

Nathan received his bachelors of science in Chemical Engineering from Wayne State University. He is an alumnus of GE Manufacturing Management Program, The GE Corporate Audit Staff and has completed Six Sigma Master Black Belt and Advanced Black Belt courses. Nathan was an Operating Partner with Huron Capital, serving as a board director for Northwest Pallet Supply from 2016 to 2018. Since August 2018, Nathan has also been a board director and Executive Committee member of Homeward Bound, a non-profit organization focused on providing pathways out of poverty and homelessness for families in Maricopa County, where he serves on the strategic planning and finance committees. 



 John Hazdovac

John has 14+ years of community focused programs and successful business startups, entrepreneurship, and business development. John is a business owner who strives to bring value first to his customers and the community around him. John has developed strategic relationships with key people in the community and in business to reach a greater level of influence in the communities he serves. John is currently using his ability to connect with key players in the industry to maximize the possibilities of a positive social impact with opportunity zone investments. His ability to build strategic partnerships help create business solutions for communities locally and nationwide through investment funds including Opportunity Zones and other uniquely structured investment plans for investors such as land acquisition and development projects that build local businesses to create jobs and positive social impact. 

John is also the owner of Chuckwalla Fitness in Phoenix, Arizona, a thriving fitness center for strength, conditioning, and functional movement, that has helped thousands of people in nutrition, fitness, sport and athletic performance. He was a multi-sport collegiate competitive athlete and uses his coaching ability to help people get better in all areas of life so they can become the best version of themselves. Not only does he lead people in the gym, but in the local community to be resources for charities such as: in childhood cancer research (TGEN), Younglives, Gerard House, and other community involvement projects. His purpose is to lead this generation into the new economy which will require a greater conscience in entrepreneurship and business by combining profit with a social good. John was previously in Operations Management at Pacific Whale Foundation, Lahaina, HI. Prior to that, he was local community impact and events coordinator with Hope Chapel in Kihei, HI. Prior to that, he was Community Impact and Development in orphanages and local community programs in Africa and Southeast Asia at Youth With A Mission (YWAM). John received his bachelor of arts in Christian Studies from Azusa Pacific University, and his Masters of Education from University of Phoenix. 



Veronica Frantz  
Revitalize Partners - Chief of Staff

Veronica Frantz-Eggleston is Chief of Staff. Veronica has  20+ years of Senior Level Healthcare Operations Management (with an emphasis on assisting start-ups).  Veronica is presently using her skills to assist in revitalizing communities worldwide by providing  opportunity zone investment funds combined with land acquisition and development projects including  local businesses that create jobs and social impact. She received her Bachelor of Science  (medicine) from SUNY Albany in Healthcare and has worked in all aspects of Healthcare for over twenty years. She has worked at C-Suite and senior levels of management to assist start-ups and  local businesses to understand the complex world of Operations Management. She also strongly  believes in giving back and has been a part of numerous charities throughout her life including  the American Cancer Society, St. Jude’s, Feed the Hungry San Miguel (Mexico), and United Way to name  a few.
