THE VISION
A neighborhood where no thirst goes unanswered. This business is to be a neighborhood brewery, gastropub, beer hall, wine bar, and rooftop beer garden co-located in a single facility in the heart of Washington, DC's revitalized Atlas District.

THE VALUE PROPOSITION
A neighborhood gathering spot where lovers of locally produced craft beverages can gather together without compromise.

THE PROBLEM
Convenience
: Many craft breweries and nearly all wineries are located outside of urban neighborhoods, forcing city dwellers to travel long distances, usually by car, to enjoy the wares and charms of a craft beverage producer.

Choice: Breweries usually don't serve wine. Wineries usually don't serve beer. Cideries serve neither. Groups with divergent tastes are forced to choose between them and the subsequent compromise often prompts an early departure from a venue in which they might otherwise have lingered.

THE TARGET MARKET
Urban, Affluent, and Locally-minded Millennials
  • Residents in the neighborhoods immediately surrounding the proposed location number nearly 97,000, with a median age of 33.5
  • Neighborhood residents between the ages of 22-44 have a median annual income of $120,000
  • 59% of 35-44 year old consumers drink craft beer weekly, the highest of any age demographic

An Underserved Community Thirsty for More
  • The craft beer industry contributed $193 million to the DC economy in 2021, ranking it 17th nationally in per capita impact, yet the number of craft breweries per capita rank DC 34th in the nation, suggesting unmet demand
  • Residents of DC drink more than half a glass of wine per day on average, or roughly 25% more than any other state, and have 295% more disposable income than the average American

THE OPPORTUNITY
  • 56% of consumers favor patronizing neighborhood businesses
  • 75% of consumers are planning to shop more locally in the coming year
  • 96% of consumers feel locally-produced food is freshest, healthiest, and most nutritious

THE SOLUTION
A new kind of neighborhood brewpub: Brewery - Gastropub - Wine Bar - Beer Hall - Rooftop Beer Garden

Making it easy to drink local: We will brew our beers onsite and our wines will be made under contract in the Monticello AVA of Virginia. Ciders will be sourced from local producers and we're planning for the future possibility of a craft cocktail speakeasy.

If you build it, they will come: Leveraging post-pandemic consumer trends, we'll bring the craft to the people - a neighborhood brewery and gastropub with in-house beer and wine bars, all within walking distance of our target demographics.

The end of compromise: By having these options all under (or on) the same roof, we remove the need for groups of customers with divergent preferences to have to compromise on a venue. Everyone can stay longer and enjoy what they like.

THE COMPETITION
We are differentiated through our:

  • Location at the heart of a highly trafficked entertainment district and adjacent to residential neighborhoods, which do not currently enjoy a singe venue for all our offerings
  • Integration of several in-demand offerings in a single location
  • Focus on local and regional producers and suppliers

KEY FINANCIALS
  • 69% gross profit margin by 2027
  • 27% EBITDA margin by 2027
