E.1 Our Mission Statement
Grace O’Malley’s Public House is the place to enjoy a unique Irish-themed dining experience, a delicious traditional Irish and Irish-infused menu, imported & craft beers as well as hand-crafted cocktails while listening to a variety of live entertainment from traditional Irish to today’s top hits with friends and family inside at our authentic Irish Pub or outside on our patio.
E.2 Our Restaurant
Grace O’Malley’s name derives from Gráinne O’Malley; “The Pirate Queen of Ireland” who lived in the late 16th Century, will be an Irish-Fusion full-service restaurant near Downtown Clermont.
Located just west of the junction of Highways 27 and 50 in the South Lake Plaza (Winn-Dixie Shopping Center), minutes from Historic Downtown Clermont with over 60K cars passing daily. Guests will be greeted by warm wood accents with an emphasis on Irish themed décor.
We will serve a hybrid of Irish-American fare including our Fish & Chips, Shepherd’s Pie, Bangers & Mash, Corned Beef & Cabbage as well as craft burgers and small plate offerings. In addition, O’Malley’s will have a fully stocked bar featuring Imported Draughts (such as Guinness, Harp, Smithwick’s, etc.), Craft Beers (including our very own Rockfleet Irish Red Ale brewed locally by Suncreek Brewery) and domestic beers, wines and spirits with an emphasis on bourbons, Irish whiskies, scotch and hand-crafted cocktails.

Grace O’Malley’s will provide an inviting, casual Irish-themed atmosphere to enjoy food and drinks with friends and family of all ages with a focus on being the “it” space for special events, anniversaries, birthdays, etc. located near Downtown Clermont.
E.4 Our Competition
Near Downtown Clermont, Grace O’Malley’s is competing with 3-5 sit-down restaurants within a one-mile radius. There are 4-6 fast food restaurants in the surrounding community. There are no Irish Pubs in or near the surrounding area.
E.5 Our Management
Wayne Linderman (Owner/Managing Partner) has a background in Live Entertainment and is no stranger to owning and operating his own business including Arrow Entertainment Industrial Light Shows (1994-present), Kelly’s Brickhouse Irish Pub (2009-2012) and Serenity RVs (2017-present).
E.6 Our Finances
The financial projections for Grace O’Malley’s indicate a total cost to launch of $500K. Investors, who will be part Owners with a non-managerial interest in the business will contribute a majority of this funding.
Projections indicate the restaurant will have sales of approximately $1.4-1.7 Million annually at the end of year two, with $236K in estimated gross profits for the same time period based on current and expected sales revenue. Of the estimated $236K gross profit, 20% is set aside for re-investment with 10% towards profit sharing for Investors & Partners

1.11 History of Business
This space has never been a restaurant. It is the former home of the American Canine Association, a daycare and doctors’ offices.
1.12 Building Assets & Real-estate
The building is located at 662 E HYW-50 in Clermont just west of the 27 & 50 interchange. It is approximately 2,550 sq/ft build to suit leased space including an additional 2,100 sq/ft patio. All FF&E purchased for the build out remains property of the corporation.
1.13 Grace O’Malley’s vs. Location
Currently nothing like Grace O’Malley’s exists, by genre, within the plaza or within 11 miles of its location.
Grace O’Malley’s will have an Irish-American atmosphere with an elevated gastropub style menu. O’Malley’s will have its own merchandise such as t-shirts, magnets and glassware available at the bar or hostess stand.
Live music will be a staple at as well as nightly food & beverage specials and Sunday Brunch with a “build your own” Bloody Mary menu.
1.14 Proposed Renovations & Upgrades
Grace O’Malley’s requires a complete build out of the space including kitchen, hood system, dining room, bar areas, etc.
A single backlit Shamrock will be the sign on the west-facing corner façade along with additions to the marquis pilon directly on Highway 50. A new, fully lit, sign will be designed for the east facing side and O’Malley’s desired parking lot.
The Landlord is providing $127,500 in rent credit (over 4 years) to offset the build out.
