Constructing Special Affordable US Veteran Housing

We are building housing for US veterans across our great nation. We must raise US $3 million in debt. We own or control the land. 

Our goal is to construct multi-family housing units on two to five acre parcels in California, Arizona, Texas, Georgia, Virginia and Maryland. We strongly believe the proper design and development of these units will yield superior long-term results in repatriation of our service men and women into society. Each facility will house a digital commissory, couseling center, VA support services, smart-building technology, support animal facility, and social hall. We will provide a place of community and resourcefulness for any honorably discharged veteran who wants and needs affordable housing.

Our team is working with Gensler (Architectural), Berkadia (Funding), NAI Capital (Acquisitions), and other major names in the real estate arena.  Additionally, our investor will have an advanced payment guarantee through Caritas Monico Trust and/or DST Globus Statutory Trust. These guarantee of payments assure there is minimal risk in investing with Platinum Element Holdings LLC. 

We are issuing  up to US $3,000,000 in a series of zero-coupon notes paying 7% per year (coupon) for 7 years.  Funds will be raised under a Reg D 506 offering for accredited investors only.  The payment guarantees to these investors back these notes and are drawn against domestic accounts at Bank of America and Wells Fargo Bank.  

Funds raised will be used to cover our initial 10% capital contribution to the funding provided by Berkadia, land provisioning expenses, and basic operating expenses through 2025.  As mentioned we own or control the land free and clear.  Construction design will begin 1Q2025.  We are working exclusively with well-experienced multi-family builders.

For initial investors only, a success bonus of 7% of the net pre-tax proceeds from lease revenues will  begin end-of-year seven and pay out for an additional 7 years (14th year).  We are doing this because our veterans deserve our assistance.  And our investors deserve to be compensated for their support.
