Looking for an investor Here is my story... In 1975, my mom married for the second time and her and her new husband needed to move to Whidbey Island to help her parents as they were in their 70s. When they decided to move to the island, they purchased 10 acres of land and planned on build a house on it. We broke ground in the spring of 1976 and when there was just a skeleton of a house, my family had to move into it. There was no sheet rock, just bear walls and no carpet, just a sub floor. There was a working bathroom in which this is where the dishes were washed. I was involved in all parts of the building of this house. I even know where the chicken bones are from eating KFC for lunch that are in the foundation of the house. This house was a work in progress especially since this house was being built by an electrical contractor. This was never finished. There were some finishing touches but not all were done. In 1982, my parents decided to purchase the local ice cream parlor downtown Coupeville which was owned by the Stewart Brothers (Seattle Best Coffee). It was offered to my parents since they became good friends with the Stewart Brothers who own the building. I was only one in the family that was interested in managing the business. My stepfather did all the remodel of the interior. The business reopened April 1983 under my name, Kristen’s Ice Cream and More. I employed high school students for the summer and was closed during the winter. It was a very seasonal business, so I was able to enjoy my high school years and work during the summer. I sold the business in 1987 to a local resident to keep the business going. This experience gave me the interest to go into accounting for my career. To this day it is still an ice cream parlor downtown Coupeville. In 1985, my stepfather decided to find work in another state, he heard Fairbanks, Alaska needed contractors to build housing since the pipeline was being built. Due the separate lives of my parents they divorced in 1986 my senior year of high school. My mother couldn’t afford to live in the house anymore due the second income being gone, and she let the house go into foreclosure. In the fall, we moved out and the house was sold. The house was purchased by Marianne Tuttle. She wasn’t a very nice person. Both my brother and I have tried to visit, and she kicked us off the land. She would say, “Are you Vicki Brown’s kids. You have no business being here.” I have dreamed about this house since I left it and ever wonder if I could ever get it back. My heart and soul are in this house. On occasion I would search for the house on realtor.com and Zillow.com is see the value (if any) was ever posted. Up until 2014, there wasn’t an assessed value posted on the Island County accessor site. From the history that I have tracked, Ms. Tuttle had to get the roof replaced in 2016 and she had to take out a loan to get it replace place make other repairs on the house. In May 2023, I checked the house status, and it went into foreclosure and will be up for auction in September 2023. It was an “OMG” moment for me, I might have an opportunity to get this house. Since it is up for auction, I will need to get a hard money loan to cover the cash needed to be used to get the house at auction. If I win the auction of the property, I plan on doing any repairs and remodel of the house. I can’t imagine if there is damage or not, but I am expecting the worst. I know when my mother and I were getting ready to leave the property, we sold items that weren’t nailed done, but we didn’t damage anything. I would like to create a destination RV park on the property since the Whidbey Island/Coupeville is a tourist spot to visit. There isn’t a lot of areas on the island or in Coupeville for RVs to park and visit and I would think this would be a great opportunity to have an area like this. Both my husband and I have finance backgrounds and have hospitality experience. I think this would be a great opportunity to invest in this. Kristen
