Peninsula Capital Corp. is raising growth financing through an issuance of  unsecured convertible debentures of up to $20 million to fund, among other things, the acquisition of ~184 rental units in Cleveland, OH market. For an investment of a minimum of $10M, we are prepared to offer a secured debt alternative structure.
 
Peninsula Capital Corp. was formed to provide a differentiated investment opportunity that invests exclusively in a portfolio of single-family residential properties in former “rustbelt” areas, that provide high rental cash flows with a minimum in-place cap rates of 9%, with historical cap rates being in the range of 10-15% at purchase. 

Peninsula Capital Corp.’s model is simple – BUY, REHAB and HOLD and sell opportunistically. The Company’s investments are underwritten based on the merits of cashflow and the value appreciation is pure upside. 

Peninsula Capital Corp. has acquired over 600 single family homes, over 900 units, in Buffalo, NY and Rochester, NY. The Company plans to acquire an additional ~184 rental units in Cleveland, OH and ~100 rental units in Buffalo, NY and Rochester, NY markets.
