We’re a boutique Commercial Real Estate Mortgage Banking Firm. Established in 1977, Pathfinder Mortgage Corporation specializes in originating, closing, and servicing commercial real estate loans as a contractual correspondent for life company lenders and select partners. Our revenue comes from three different funnels- loan servicing ~33%, new loan origination and processing fees ~33% ; and CRE Consulting fees ~33%. Our exclusive correspondent and loan servicing contracts are key because customers can only access these lenders through us. These contracts have been in place with most of our Lenders since the early 1990’s - these lenders pay us a monthly servicing strip (averaging 0.10% annually) to sub-Service the loans we place with them for the life of the loan- most loans are on our books for ten years or more. Our servicing portfolio is made up of approximately 200 loans totaling $500 Million in CRE loans. We receive this servicing income monthly from our Lenders - deposited directly to our general account via ACH.
