The Oldivai strategy leverages modular construction techniques and standardized design templates to mitigate supply chain and construction risks within the development cycle; thereby decreasing total project costs. Modules are assembled in a climate-controlled factory, utilizing state-of-the-art environmentally sustainable construction methodologies which reduce wasted materials, shipped by truck to the project site, and stacked in place by crane. Oldivai’s utilization of this type of construction elevates the build quality, improves energy efficiency, decouples the construction process from site-prep work, increases overall project speed, and creates a scalable process.
Our $5.2M QOZ Fund provides high ESG and financial returns by developing 56 units of multi-family housing near large employers for those critical to important industries like healthcare, education, first responders, trades, etc. This 10-year fund has a targeted total return of 19.2% IRR and 3.2x equity multiple in addition to the known tax advantages of investing in a QOZ.
