The Old Aldie Rectory is an historic 6.4 acre property located in Aldie, VA.  Considered "the gateway to Virginia's historic towns and farms," Aldie is a quaint village, home to the famous Aldie Mill, friendly country folks who have lived in Aldie for generations, The Little River Inn, the fire department (relocating soon) two antique stores, 2 churches, a library, a unique waffle restaurant, a soon to open international cuisine restaurant, and on the west end within walking distance to the Rectory an Agricultural  district winery and bistro, featuring seasonal live music and events. There is also the famous Snickersville Toll House, the authentic/functioning Aldie Garage, and a Sewing School.

The Old Aldie Rectory is on hallowed ground surveyed by George Washington.  It was built in 1803, and served as the Rectory for the Aldie Episcopal Church.  A second, large new building is a short walk away from the main house.  Part of the newer building will house the General Store.  (There is no food store in Aldie).  Previously there was a store in Aldie, which served the best barbecue in the Washington, DC area.  The General Store will bring back this popular country delicacy.  It will sell food staples, gourmet goodies, picnic boxes for day trippers, and wine from local vineyards.

Until 20 years ago, the main Rectory house was maintained beautifully.  Since it was sold then, the historic house has been rented on and off, and poorly maintained.  It is the only historic home in Aldie in need of restoration and a purpose.

The Rectory property is accessible from Little River Turnpike and Aldie Dam Road.  It has a large, paved, parking area for customers and guests.  The Rectory house is fronted by a 6 foot, cement privacy wall. Driving into the property, one sees the lovely shrubbery surrounding the Rectory house.  Walking up the brick lane to the Rectory home, the front of the house is lined with tall shrubbery leading to the front porch/main entry.  Entering the house from the back, along the brick path is a view of the formal garden, pool, large outside kitchen, and the tranquil pasture,  leading to a bridge over the Little River where there is a walking trail to the Aldie Mill, historic visitor center.

The Old Aldie Rectory Bed & Breakfast will have seven, period decorated bedrooms (350-550.00/night; 1 will be the managers quarters) in the Rectory and three period decorated bedrooms in the newer building.  Four of the bedrooms will be located on the second floor, which also affords a sleeping porch.  3 bedrooms will be located on the main floor, which will also include an indoor and outdoor breakfast room,  and a friendly gathering area located by one of the Rectory's four fireplaces.  The kitchen will be open 24 hours a day, stocked with snacks and libations. In one quarter of the basement their is a room large enough to be easily designed into an apartment for 2 employees.

The location of the bathroom facilities is presently under study. A barn building in need of restoration is located toward the back of the property.  The property behind the Old Aldie Rectory can never be developed.  Water and sewer is on the Aldie reservoir.  Both buildings have working HVAC. Zoning is approved by Loudoun County for the intended use.

Events:  The property can host events including weddings, parties, wounded warrior activities, book clubs, book signings, corporate meetings/retreats, and other special events.  The B&B will also host its own special events.

The asking price for the property was just reduced from 1.2 million to 950,000.00. This price may be able to be further negotiated.
Restoration includes a new metal roof, partial repair of three of the brick chimneys (approximately 3 feet each), leveling of the second floor bathroom floors, and restoration of the mid sized barn.

Renovation includes remodeling of the first floor for the bedrooms, renovation of the second story floors, addition of the first and second floor bathrooms, cosmetic painting, sanding and refinishing the main floor hardwood floors, and enlargement/move of the laundry room.  Exterior renovations include fixing up the deck, cleansing of the hot tub, diamond bright coating on the interior of the pool, possibly new pipes to the pool, and replacement of some of the outdoor kitchen appliances.  Some antique furniture for the interior (I have some), rugs, and porch furniture will be purchased.

Renovation/design of the General store includes purchasing of cash/credit card machine, a refrigeration unit, a smoker for the barbecue  and shelving.  In the same building three bedrooms will need to be framed, drywalled, painted, and designed.

The total restoration/renovation/design estimate is 500,000.00.  When the project is completed the estimated real estate value is 3.5 million per the real estate market October 2024.

Comparables: The Briar Patch Bed & Breakfast about 2 miles west hosts 60 weddings and parties a year. The 12 guest rooms are booked yearly at the same price as those proposed for this B&B.

Need for the Old Aldie Rectory B&B and General Store:  There are no food sources within 10 miles of the village of Aldie.
 
Commercial/Chain-type hotels are not permitted within at least 20 miles of the historic, hallowed ground area Aldie is located in. This area of the Piedmont has become the country adventure, resort, retreat area for the Washington, DC metro area, as well as popular vacation spot for national and international visitors.

The Loudoun County historic area is calling for more Bed and Breakfast businesses to fulfill the demand.

The Middleburg Christmas Parade and Bazaar.  Fall and Spring steeplechase races including the Virginia and International Gold Cup races.  The Upperville Colt & Horse Show & Grand Prix Show Jumping - the oldest sporting event in the US. The Spring Farm Tours.  Several Fox Hunts. Numerous horse shows throughout the year.  Vineyards and Wineries. Riding lessons. Cycling on the country roads. Golfing. Access to the Blue Ridge Mountains, the Appalachian Trail, and the Shenandoah River.  Revolutionary and Civil War historic sites abound.
