Nexus Property AI is an AI-powered SaaS platform that helps condominium and cooperative buildings, as well as property managers, analyze, monitor, and enforce vendor service contracts. The platform extracts key terms—including pricing, scope of work, renewal dates, insurance requirements, and service obligations—and tracks those obligations against work orders, service records, and building operations.

By replacing manual contract oversight with structured, real-time intelligence, Nexus Property AI helps boards and property managers reduce waste, prevent missed renewals, improve vendor accountability, and identify service-delivery gaps. Based on early building-level use cases, the platform is targeting annual savings of approximately $30,000–$60,000 per building through improved contract enforcement, renewal tracking, vendor accountability, and cost transparency.

Version 1 has been self-funded and developed to the MVP stage, with active pilot deployments underway in a New York City property management environment. The initial MVP focuses on vendor contract intelligence and service-performance monitoring. Future modules are expected to extend into RFP scoring, work-order analysis, capital project oversight, code-remediation tracking, and governing-document intelligence.

Nexus Property AI was founded by Kenneth Sundaresan, an operations executive and condominium board president with firsthand experience managing vendor oversight, building compliance, contract review, and property-management accountability.
