Nazarite Leans is a company dedicated to the building up of communities across the nation.
Problem
The Company, or County, forcing a foreclosure are only entitled to keep the debt of the property. If the sale of the debt is higher than what is needed, this produces an overage. Meaning there are people across the nation who have no clue they are entitled to the overage after a foreclosure of their property.
Our solution
Our method is to purchase a County's finalized foreclosure list, after its auction. Find those who are entitled to the overage, and help them claim it from the County.
Target market
There are over 5,000 counties across the United States and its territories. We want to focus on the densely populated counties first.
The competition
Foreclosure overages are part of a niche market within Realty Companies. Not many companies want to take the time to skip-trace the former owners to make sure they get their money back. Counties have no incentive to make sure the former owner gets their money back. Since after a set time the money is considered abandoned, and the county keeps the overage.
Revenue streams
Collecting a small finder's fee from each customer we help. Rent collections from eventual elderly and disabled rental homes.
Marketing activities
Cold calling/mailing physical letters to potential clients.
Expenses
Using freelancers to help with skip-tracing and calling potential clients.
County fees for purchasing foreclosure lists, and deposits for bidding.
County costs for turning in paperwork on behalf of clients.
Travel costs for Counties we have to travel to in person. (i.e. Texas)
Expenses for computer equipment, software/program subscriptions to help with skip-tracing, spread sheets, and tracking company expenses.
Milestones
As the business grows, Nazarite Leans will start to purchase large properties and convert them to homes for the elderly and/or disabled.
