Executive Summary
We’re seeking investments of $500k to purchase and improve a historic former church camp located about an hour from the Lansing and Grand Rapids (Michigan) markets. We plan to market it as both a group campground and also have nature-based “Glamping” tent sites and holistic wellness offerings to drive revenue. The site also has three historic cabins to rent after making minor cosmetic improvements.
The current site includes:
40 Electric Tent/Small Trailer campsites under the trees.
8 Electric/Water RV pull-thru sites.
Functional Modern (but dated) Bathroom/Shower House.
Three vintage two-story cabins.
A former sanctuary/gathering space.
A former dining hall.
A three-story historic dorm building.
