Real estate has always been a safe bet,   
   If you google Grant  Cardone his business  model is to network  1000's of investors  and buy million dollars properties  using  FANNY MAE COMMERCIAL  MORTGAGES.  My business model  is to buy these same properties SUBJECT  TO EXISTING DEBT, Grant  will pay 20 million dollars for an apartment complex in Dallas.  WHY not pay the seller 3 to 5 million dollars and take over their position  with  the mortgage  company, paying the debt.  the seller walks away happy. We make money in the long term, we're happy. Who's business  model is better, ??? there are 100's of these properties  available. With the  sellers wanting to walk away. Please be real !!!!  In the very near future 1000's of these apartment   buildings. the debt is coming due. These sellers are needing to sell their properties, it's a GOLD MINE for the taking
