We specialize in buying distressed properties (mostly single family and small multi-family homes) from sellers who need to sell fast. The sellers we deal with just can’t sell via the traditional route through a real estate agent for a number of reasons including a) the house needs a lot of work, b) the seller has no money to invest to get it ready to sell on the market, c) the seller needs the money from the house fast, d) the seller can not deal with showings, repairs, appraisals, flakey buyers and a miriad of other issues with selling a house on the market.

Every single investment provided by a private investor to Capable Home Buyers is supported with a legally prepared and binding Promissory Note and a Mortgage/Security Agreement  (Deed of Trust) that includes the Real Estate as Security.

Disbursements of Moneys are managed through third party Title Agents and/or Attorneys. Investment moneys are never sent directly to  Capable Home Buyers and  Capable Home Buyers will never request or accept moneys directly from an investor without it being fully documented and secured by Real Estate. The moneys are sent to title company/attorney escrow accounts and the third party distributes moneys as directed after supporting documentation has been executed.

Protecting our investors is our number one priority. Although investing in general and investing in real estate has risks,  Capable Home Buyers works very hard to make sure our investors are protected and do not lose money. We cannot promise or make any guarantees but we deliver on our promissory notes and will do everything in our power to make sure an investor will not lose money.

Every property is adequately insured from the day of purchase to the day it sells. Insurance is purchased individually for each property and the investor is named on the insurance policy.

The homes we purchase are not always in the best condition, however they all have been identified to have the potential to be be fixed up and made livable and beautiful. These homes are NOT tear down/rebuild properties. They are good houses with great “bones” but need cosmetic work. Typically,  Capable Home Buyers will use the investors money to purchase the home and rehab the home. Then,  Capable Home Buyers will sell the home on the market and the investor gets their money back from the proceeds of the sale. Money is returned to the investor directly by the closing agent/attorney conducting the sale. The investor is not required to chase anyone for their money.

Capable Home Buyers flips about 20-30 houses per year. We have about 10 houses in rehab at any one time. On average, each flip from purchase to sale is completed in under 6 months. Typically a house is rehabbed within 90 days of purchasing the property. Then it is staged and listed on the market. It generally takes less than 30 days to get it under contract with a buyer and another 30 days to get the contract closed.

In 2023  Capable Home Buyers completed 22 projects. We are very proud because every project was profitable and completed ontime. Capable Home Buyers is on target to complete 28 houses in 2024. We have our systems and contractors in place and are ready to compelte even more projects and that is why we are seeking another investor.

I have been self employed as a Real Estate investor for over 5 years. I buy distressed houses and arrange the full rehab of the houses. On average I have about 10 houses being rehabbed at any one time. I work with general contractors and all trades on a day to day basis. The majority of my time is spent looking for distressed sellers, negotiating great purchases and finding the money for the project. I also contribute towards design, project management, permitting and of course, financial management.

Between 1988 and 2022 I worked in the Electronic Security industry designing and project managing the installation of electronic security systems into residential, commercial, industrial, governmental and military facilities. I have secured prisons, electrical substations, airports, parliament buildings and many military bases. This experience gave me a quality grounding in management of people and general business.
