Hello, We are Misfits Haven Inc. We are a small family run hospitality company that has been in operation for about a year now. We currently reside in the United States and are working towards moving to the United Kingdom . We are currently interested in 5 properties; Broaches Farm, Walworth Castle Hotel, The Apple Barn, The Chase Hotel, and The Victorian House.
Our first property is Broaches Farm located 16 miles west of Darlington, England. This is a 30 acre property with a main house and multiple outbuildings. Our plan with this property is to bring in livestock, add greenhouses to grow fresh herbs and vegetables, and grow hay. Using this property in this manor would allow us to set up primary residence and provide farm to table for the hotel. Allowing the hotel to use these goods will allow it to cut costs on fresh produce and meats.
Our second property is Walworth Castle Hotel. Walworth Castle Hotel is a 12 acre property with a 32 room hotel and a 2 bedroom holiday cottage. The property is 5.6 miles west of Darlington, England. Currently the hotel grosses £1,300,000 annually. We plan to refresh the castle and start up train/airport shuttle services, horse trail, conferences and other ceremony services. Once these actions are complete we project we can increase gross profits to £5,081,375 with net profits £3,556,962.50.
Our third property is The Chase Hotel. Chase Hotel is a 25 room hotel in the heart of Whitehaven located 87.8 miles west of Broches Farm. We plan to add train/airport shuttle services, business conferences and other ceremony services. Once these additions are made we project a gross profit of £1,831,187 with a net profit of £1,281,830.90.
Our fourth property is The Victorian House. Victorian House is a 23 room hotel in Grasmere located 67.9 miles southwest of Broaches Farm. We plan to refresh the property and add train/airport shuttle services. Once this addition is made we project we can make a gross profit of £1,865,880 with a net of £1,306,113.
Our fifth property is The Apple Barn. Apple Barn is part of the original Walworth Castle Estate. This property is a 3 bed 2 bath house on 2.2 acres adjacent to Walworth Castle Hotel. Our plan with this property is to turn it into an AirBNB as well as an option for extended stay for the hotel. Our projections for running this as an AirBNB we can make a minimum gross profit of £54,750 and a net profit of £38,325.
Misfits Haven Inc is looking for a total investment of £10,000,000. This would allow us to purchase Broaches Farm for £950,000, Walworth Castle Hotel for £2,950,000, Chase Hotel for £895,000, Victorian House for £1,875,000, and Apple Barn for £600,000 . We will be using the remaining investment for the remodel expenses and moving expenses, any capital remaining will be put in an account as a safety net for any incidentals and to keep properties in operation during remodels. Our goal is to have these properties purchased, moved and operational by Summer 2024.
