My company is Memorable Nightz and we specialize in short term rental property management. To start off we would like to purchase 1 property. After 1 year we will then use the profits to buy 1 more. The combined profits from both units after the purchase of the second would be used to pay off the second property minus the terms of the investor. We would list the property on several rental sites to gain as much exposure as possible along with direct booking. The process will also be automated so guests can check-in and out via the app and our cleaning service would be notified of the date and time their services would be needed to ensure efficient time to properly clean the unit before the next guests arrive. The location of the property would be in close proximity of the local Ole Miss campus and Sardis Lake where we could capitalize on visitors from out of state and neighboring counties coming to visit their children at the college and those coming to fish and vacation at the near by lake. Oxford is also a high tourist destination with tons of history that brings people from all over the country. As a start-up company we are looking to have 5 star service while under cutting all other shot term rentals to drive customers to us with repeat visits. With this approach we could effectively have bookings up to 6 months out. The property we are looking to purchase will be in an association where the association fees will cover any and all grounds keeping and maintencnce.
With the first couple years of revenue we will be expanding with a couple high traffic area rentals and looking for special nitch properties that will become true unique destination spots.
