We are a micro brewery in York Haven, PA which opened to the public on June 4, 2016. We are looking at a second location in New Cumberland, PA. This area has good foot traffic, high visibility and the city is actively pursuing revitalization of their community commercial growth. Looking at the demographics of the area within a 5 mile radius, we have a population of over 168,000. Average income is just below $100k per year. There are close to 8,000 businesses in the area, making this an attractive location. This is an opportunistic time for us to expand into this second location and be an integral part of this revitalization project. Currently, there is a small brewery tasting room and a distillery close by, which would make this area a destination place. Parking lots are close by, and there is an ongoing project to build a parking garage. This second location would offer a brewery tasting room and merchandise area as well as an area for private events, dining and potential community public events.
With our brewery license, we are allowed to have 2 additional locations and we currently offer a wide selection of alcoholic beverages as we are allowed to serve [in-house] other "made-in-PA" alcoholic drinks.
We have other income producing potentials with this property. This would include, but not be limited to, incorporating space for local vendors, renting out area for other businesses' events in the basement area (such as yoga, training events, dance classes, music practices, etc. Also in the downstairs area, as part of the brewery business, we would add a bakery production facility and open for brunch and provide freshly baked goods for the menu offerings for the tasting room and/or private events. The immediate area does not currently have a location for private events, offering food & beverages (alcoholic and non-alcoholic).
