I'm a Professional Engineer with almost 20 years of experience in Land Development Services Code Enforcement, working for a local County Government in Fairfax, VA.
My business has a concept for totally new style of Dwelling Unit to revolutionize the experience of living in a high-density Multi-Family buildings. The typical Multi-Story apartment building still follows the "railroad car" design that originated 200 years ago: a long, narrow corridor with rows of inline apartments on either side.
LosNidosHomes is diverging from that model. Instead, we are standardizing a host building so that the core engineering is paid just one time. Then we populate the Host Building with Dwelling Units (DU's) customized to COMPLEMENT the Host Business.
The DU's will be arranged on each level as INDEPENDENT "Bungalows", with high ceilings and "faux roofs" conveying the idea of a "street scene" featuring large planters in the center. The upper floor of the building will have 2-story Bungalows.
Thus, living in a LosNidos Homes will "look and feel" like living in your own Single-Family Home--NOT a closed-in apartment.
To further reduce construction costs, we are exploring the feasibility of using 3D Printing to create the Dwelling Units and / or using laminated panels as exterior walls.
We have refined our concept to the point that we could start drafting the plans for a 2-story, "Proof-of-Concept" with 28 Dwelling Units. The building would occupy a footprint of 17,000 square feet. Hence, we would need about 2 acres of property. My team includes another Small Business in NYC that specializes in Innovative Structural Engineer ready to design the Host Building. We are also reaching out to another company that has a technology using 3D Printing for home construction.
