Introduction: Legacy Interests and Investments is a company that specializes in the buying and selling of real estate in the Texas area. We have 8+ years of experience dealing with local realtors and contractors to ensure our properties are up to code. Team: Our team includes the owners Tolu  Opeloye and Marcus Phipps as well as a team of certified contractors and realtors.

The Deal: 4 Fourplexes just outside of downtown Houston. Great Investment Property if you want to invest in real estate without being a landlord. Legacy covers all expenses including exterior maintenance, insurance, grounds keeping, landscaping, onsite courtesy patrol, internal repairs, and tenant relations. Purchase price is 1.2 million dollars with a rental roll of $14,000. These properties are 100% occupied with renewed leases.

5 year plan: Year 1 includes stabilizing the rents from $14,000 to $16,000 (Market Rent) within the first 60 days after closing. This increase is guaranteed based on  conversations and agreements in place with current tenants based on renovations and upgrades being made to the property per tenants request. Year 3 we anticipate the rental roll will raise to $17,000 to $18,000 based on historical rental rates in Houston over the last 10 years. Year 4 leading into Year 5 we will look into doing 1 of 2 strategies  refinancing or sell. We will then look to talk with our investors to see what they feel comfortable with and make a decision from there based on market. Year 5 we will begin to execute our decisions made in year 4. Team will evaluate the market be looking to sell the property at $2 million - 2.5 million to reinvest into a larger deal or we will decide to keep the property for another year until property increases more in value. By this time rental rolls should be about $20,000 plus.

Investment Proposal: We’re asking for up to $260,000 for up to 30% equity for up to 10% ROI year over year with a minimum of $20,000 investment.

Closing:
We want to close this deal by April 20th all investments will be final by April 19th.
