as a new residential Contractor, we are wanting to expand into attainable single family homes. with 20yrs experience building, from industrial to luxury residential homes, we would love to expand into the direct business of being the builder/developer, instead of the labour force. although we will be doing both, this will allow us to achieve the most efficient profits. venture capital would be an ideal partnership, possibly with someone already with a real estate investing background.
with my Fiancé as a realtor, we have excellent insight to the local market and sales/marketing tactics. I also have an agreement from a land developer to hold the land costs, which will allow the overall build costs to remain lower, until the property is sold.
With a development already on board, and lots allocated, outsourcing some non-traditional funding is what are hoping to achieve. with a venture capital partnership, we will be able to build multiple properties, one after the other, in the most efficient manner. thus, a traditional construction loan would not apply.
I have invested in having multiple drafts prepared for quick permit applications, with a Builder Nominee on board, we can make quick progress. not to mention, we would like to push past the single Family limits, into small to medium scale multi/family projects. (long term goal being larger scale MFP)
