Keyes Family Properties is a husband and wife team that plans on growing the Rustic Getaway brand. We purchased a cottage in rural New York state to offer short term rentals with the goal to be between 60-80% occupancy. We have achieved that goal in all but one of the months since we started.
The next step is to build out 3 new units to attract glampers or people looking to get away. The lot is perfect for adding additional units as the cottage is on top of a hill with a meadow down below, which is easily accessible by car. There is a creek running along the property which has a waterfall leading to the meadow, behind the cottage. In this area we plan to put a yurt and a 3D printed tiny house made with recycled materials. In addition there is a wooded area across the creek, which is a perfect location to build a treehouse, our planned third unit.
With these additional units, at 60% occupancy, we expect annual revenue to rise from $33,000 to $142,350. The funds will be allocated for the following: a new well to accommodate all units, new septic to accommodate all units, driveway/parking, a walking bridge and path to the treehouse , purchase of yurt and tiny house kit, building of treehouse, and all heating and plumbing connections. The project would take approximately 6-8 months to complete.
As a project manager myself I'm very adept at keeping projects on task, on target, and on budget. Our long-term plan is to continue this model of purchasing an existing small home with at least .75 acres and adding 3 units (or more depending on zoning and space).
