Kaffeehaus Fabelhaft

I own and operate an artisan style coffee shop that that also serves German food and German beer. The model itself is a blended model operating as a specialty coffee shop at day and more of a pub /venue at night.

 We are the only shop selling this type of food or beer in the state and would like to add Frozen yogurt, smoothies, and döner kebabs next door. These businesses would also be completely unique to the area and have very limited tier 1 competition.   I am seeking out the 50k for equipment purchases as well as making the improvements needed to the building which will house the additional shops which will include a large outdoor covered patio that will work in conjunction with the Bier Garten located behind the coffee shop. This will operate as a sister business and increase traffic and sales to the area. 

 We have completed our second year in business. Our first year our revenue was around 80k. The most recent year the coffee shop's (Kaffeehaus Fabelhaft) revenue was a little under 200k per year.

I am entered into an owner finance agreement for the physical real estate the businesses are contained in and the six buildings surrounding. the business. Of which we have paid off 122k in principle of the original 1M note. The note is on a 6% interest rate and our intention is to refi after traditional rates fall below that point. 

ABOUT THE LOCATION
It is located on the largest consecutively owned parcel directly across from the University of Southern Mississippi. The university has an enrollment of approximately 13000.  The town has a population of approximately 48,000 and contains an additional private university and a junior college. The city is also the hub for the area with the greater pine belt area hosting approximately a 200k population. The city has also rezoned this area for a uniform commercial opportunity zone with multi-use development potential. (long-term plan is to redevelop the entire block) 

MY RELEVANT EXPERIANCE
I have a BSBA from the University of Southern Mississippi with an emphasis in Economics, Finance, and International Business. 
I have a MS Real Estate Broker's License and 10 years of experience in investing, renovating, buying, buying, selling and leasing. 
I own all of the required tools for the remodel and do my renovations beginning to completion.
