InstituteQuality, LLC is a company looking to buy, upgrade, rent and or sell houses. We want to rent to families, women with children, professionals and the elderly.
My Team includes Angelo Johnson, the owner, certified housing inspectors, (Inspect the Best WI and Roman Home Services), remodeling and renovation, (Red Sky Interiors and HR Empire, LLC), possible property managers (Milwaukee Property Management, LLC and Welcome Home Milwaukee) and real estate attorneys (Daniel J. Raymonds Law Offices and Law Office of Amy Farrow).
There seems to be a huge problem in finding housing for women with children and the elderly. The housing rate is less than 75% for people in these populations. My company wants to find housing for these individuals and give them a safe and comfortable place to live. We want to help them and or buy a home. There are programs for them provided by the city but the ability to find a home remains an issue.
My company plans to work with the city to open up avenues to help women with children and the elderly. We have a problem with at risk youth also having housing placement. This is another area where my company can help. We want to inspect homes, obtain them, renovate or remodel if needed and rent them to the people who need housing. Background checks and income will be reviewed to help with this process. We can advertise with realtors and the city to advertise available housing for those in need.
My idea is to find housing in neighborhoods with a low crime rate. I want to have peaceful environments for tenants to live in. This is especially important for women with children and the elderly. All tenants deserve to live in areas free from potential harm. I will have possible homes I am interested in to be inspected by certified housing inspectors form Wisconsin. I will see what needs to be improved on the homes hoping to find turn key residences. If not I will review what is found on the inspection. I will consider what needs to be done to the house before it is bought. If a decision is made to buy the house I will have my remodelers and renovators improve what needs to be done on the house. I will add those prices to the house as well as cost from the real estate agent, insurance for the house and other costs. So for example, if the house is listed for $240,000 and I will have it inspected (at a cost of $650). If I choose to buy the house I will include the inspection cost, $650, the remodeling and renovation costs, example $15,0000, insurance for the house, $100, real estate agent, $400 and other costs $275.
The price of the home bought at $240,000 increases in value to an estimated $256,425. There will be a slight increase in rent but not too far above the surrounding market value. I want to return profits to investors either monthly or a payment after 3 to 5 years with 20 percent interest. The terms for repayment with investors is always open to negotiation. I want all involved to be aware and happy with all business negotiations. My company plans to also buy houses in the $60,000 range, inspect, renovate them and sell them for a $20,000 to $25,000 profit. I will give investors whatever we negotiate on these projects after the house is sold. We want to provide housing for rental and fix and flip houses. Finding the profit in these business deals is a priority for my business.
The main competition are the city programs. There are overwhelming applications for certain spots in the city programs. My company can provide a different outlook than what currently exists. We want to respectfully provide different alternatives to individuals in need of housing. We feel we can be successful in these areas. We are looking at duplexes and other multi-family units. My company is in the research phase and we like the possibilities of what could successfully happen.
I am looking at Angel Investors to help me fulfill these dreams. I want to discuss housing and see what interest there is for my plan. We may be looking for $500000 to 1 million dollars. Winning looks like buying a house, renovating or remodeling, renting and selling the property in 3 to 5 years. If better offers come available the house can be sold earlier. There is always the option to sell the property to the tenants who may be renting. We want to be profitable, repay investors and continue to obtain properties to help house others. We want to find success and continue to repeat the process.
