·       We focus solely on high-value properties.  We have built processes specific to marketing luxury properties and attracting luxury owners as clients who are preparing to sell their properties.  All the properties we’ve sold range between $1.4M and $3.7M in price.  We're now past the "proof of concept" stage, and prepared to scale.  Between 2021 and 2023, our total production was $20.4M.  Year-to-date we’ve closed $5M with five currently active listings totaling $10M. 

·      We are based in Sandpoint Idaho, and cover all three of the very large lakes in North Idaho (Lake Coeur d'Alene, Lake Pend Oreille, and Priest Lake) as well as the Schweitzer Mountain Ski Resort.  Most homes we represent are lakefront, luxury properties, many of them used seasonally, and being sold by owners whose primary residences are elsewhere.

·      Our business model is disruptive in three ways:  1.  We work only for sellers.  2.  We work only on luxury properties.  3.  We use outbound marketing to seek out and engage buyers, nearly all of whom are out of this area.  We use highly target direct mail and direct response digital marketing no one else is using.  Content is primarily video.  Examples of those videos:  https://vimeo.com/1010048564,  https://vimeo.com/955305509, https://vimeo.com/931220947

·       Because we work only for sellers, we do not show properties that are not our listings.  Our only service to buyers comes when a buyer approaches us directly about a property we’re marketing.  The model is eminently scalable, initially throughout Idaho.  The opportunity to disrupt the space considerable -- especially following the National Association of Realtors class action settlement.  The recent settlement reinforces both our business model and our position in the market.  Because we don’t work with buyers and don’t recruit buyer’s agents, we’re not experiencing the disruption other brokerages are working through now as they scramble to adapt.

·       Clients work only with a licensed broker (rather than with agents working as independent contractors).  We deliver much more competent service, avoiding the "cult of personality" model common among agents.  The brand we're building is the brokerage brand, rather than a personal brand.

·       Wayne Peterson  was licensed late in 2020 and affiliated initially with Keller Williams in CDA.  In 2021, Peterson was their Rookie of the Year.  He became eligible for a broker’s license at the end of 2022, and earned it early last year.  We immediately set up the independent brokerage.   Other staff include Marilee Peterson, who is also licensed, and our EA, Jenna Myers.  We outsource all other functions.

·       Our overhead is exceptionally low, and will remain so.  The funding we've requested will enable us to add a second broker and expand our marketing over the next few months in preparation for the spring season.  We expect this funding will enable us to grow by at least 2X in 2025.
