1. Introduction
Home-Tite Pest Control & Proofing www.hometite.ca is a well-established pest 
control company proudly serving the Region of Waterloo and surrounding areas.
Home-Tite was founded as a sole proprietorship in 2018 by me, Sheldon Palmer. I am the owner, operator and a 15 year provincially licensed technician as well as a pest control operator for the past 7 years. Home-Tite offers year-round pest control and pest proofing services and programs to residential, small businesses, cottage and RV owners and provides pest control inspections for wildlife, rodents and insects. In addition, we provide residential exterior whole home proofing which keeps insects, rodents, bats, birds and wildlife out of structures. Our company is fully licensed and insured to provide dependable, worry-free service. We use advanced techniques for controlling and eliminating infestations in a non-toxic and eco-friendly way and manage pest concerns safely and discreetly without interrupting a client’s everyday life.
For the next phase of expansion for Home-Tite, I am seeking strategic funding partners to assist in the startup of a brick-and-mortar Home-Tite store where homeowners and businesses can choose between having our professional pest control technicians do the job for them, or by doing it themselves.
This venture will be a Canada only company with Canadian suppliers of Canadian 
goods.

2. My Team
The Home-Tite store will employ me, the owner operator with 15 years as a licensed
technician and 20 years of experience as an operations manager and will add new 
employees including:
(1) Operations Manager who will be hired immediately upon funding. He/she will be 
my arrow while I continue to run the ongoing pest control business. This manager will be responsible for incorporating the business, finding a store 
location, strategizing AI requirements etc. and hiring the following staff:
(1) additional pest control technician
(2) residential pest proofers
(2) store front employees
Already on board and active is one commercial pest control supplier, Gardex Inc. 
One domestic pest control supplier, KUUS Inc. is also on board.
Each team member will be fully trained and qualified in all rules and regulations of the pest control industry, so that they can share their knowledge effectively and efficiently with our clients and customers 

3. The Problem
Currently the biggest market problem is there are no dedicated pest control stores available to residential, small businesses or commercial clients where they can speak to an expert who knows and understands the pest control industry and can help them treat their pest problem on their own.
When the DIY homeowner goes to a big box store to purchase pest control products, they do not receive the necessary education and planning that the pest control industry relies so heavily on. This results in the illegal application of pesticides and 
rodenticide in our public environments. We are entering a tariff environment, and more homeowners and small businesses will be self-treating to save money. They are self-treating without the benefit of the required education to keep both themselves and the environment safe.
The Home-Tite store will supply and guide them through the SAFE self-treatment process.

4. The Solution
Home-Tite will open a brick-and-mortar store which will provide homeowners with the choice between having our professional pest control technicians do the job for them or educate and train them to do it themselves.
The store will have an AI driven and interactive education center and will offer DIY consumers specific plans geared to the pest control problems they are experiencing. These plans will include pre and post application instructions from start to finish and we will supply them with all the necessary materials and chemicals to ensure a successful outcome.
In addition to providing domestic pest control products directly to the public, we will also train and support clients on home pest proofing plans and material

5. Our Business Model
Home-Tite understands that some clients may not choose DIY packages and therefore our store will continue to offer professional in-home pest control services and home pest proofing options to those that request these services.
For the DIY client, our store will offer domestic pesticide and rodenticide sales and home pest proofing materials and supplies. All packages will include an education component to ensure safe applications.
In addition, we will be offering professional home landscaping packages and garbage disposal services.
There will be an online store through our website that offers province wide shipping to for our rural customers.
All these options are a WIN-WIN business model for Home-Tite. Either we go through the front door of our customers OR they come through the front door of the Home-Tite store.

6. Competition
The Canadian pest control industry is worth 2.5 billion dollars annually and the Ontario market size is $963 million annually. There are a total of 615 pest control businesses in Ontario that employ 6,306 employees throughout.
Currently there are no domestic pest control stores in Ontario.
Consumers either deal with their pest issues by utilizing a professional pest control business or they purchase products from big box stores such as Canadian Tire or Home Hardware. These big box stores provide zero customer education with their 
product sales. This not only results in the illegal application of pesticides and rodenticide but also incites customer frustration when the applications do not work.
I am a firm believer and am convinced that domestic pesticides and rodenticide should not be for sale through big box stores. Domestic products should ONLY be available to the general public via licensed pest control stores or operators like Home-Tite.

7. Vision
Home-Tite will be the first company in Ontario to provide a walk-in pest control store. This pest control store is a new choice for the consumer, something never offered to them before by trained and experienced professionals.
I currently hold a valid domestic vendor license in the province of Ontario relevant to opening a domestic store front.
We will be the first company to offer DIY products to the public with an education component attached to all plans, products and services. This is something that consumers have been lacking for decades. With our AI driven, interactive education center they will now be able to treat their pest control problems with confidence knowing they 
are applying applications that are not only safe for them, but safe for our environment.
Home-Tite will also offer an online store option with province wide shipping to 
clients who are unable to attend our store in person. Clients will receive the same education and instructions by a video connection with one of our qualified technicians prior to receiving their shipment.

8. Traction
Home-Tite has achieved many milestones since its inception in 2018. We are a well received and respected company in Ontario and currently have an active client base of 1500. Our 2024 gross sales were $150,000. These earnings reflect a consistent year over year increase of $10,000-$15,000.
I have been a pest control operator for the past 7 years and hold a 15-year provincial 
technician license.

I have received both positive feedback and full support from the Ministry of Parks and Recreation for the Home-Tite store startup and they have indicated to me that with the opening of the Home-Tite store, they would forward public enquiries to me.

9. Funding Ask
To achieve my vision, I am seeking $2 million in Canadian dollars to open the first ever walk-in pest control store in Ontario. These funds will be used to:
• Incorporate Home-Tite Pest Control & Proofing
• Secure a rental location for the Home-Tite store
• Order and hold an inventory of pest control and pest proofing products
• Hire additional staff and provide training
• Computer equipment and setup of store
• Vehicles and equipment for in-home pest control services
• Initiate an aggressive online, virtual and TV marketing campaign
• Design, manufacture and market a new line of interior/exterior rodent stations. I currently purchase bait stations manufactured in the US and 
China as there are NO rodent stations manufactured in Canada. There are major safety issues with the current rodent stations on the market which are being investigated by the Canadian Federal government
• Market and supply the new Canadian manufactured Home-Tite brand of exterior 
rodent stations to the pool of 615 Ontario pest control service providers
• I will acquire my commercial vendor license to enable Home-Tite to be a direct supplier to the 615 Ontario pest control service providers
• Expand and market sales of the new Home-Tite brand of rodent stations to include the entire Canadian market
• 1 year of sustained operational expenses

10. Projections
In the first year, I plan to corner the domestic in-store market within the Region of Waterloo and beyond. The target population in the Kitchener-Waterloo, Cambridge, Brantford and rural areas is 750,000.
My plan is for rapid growth and expansion and to make Home-Tite a trusted household name, and to be the leader for not only in-home pest control services and whole home proofing within the pest control industry, but also for the DIY consumers. My first goal is to achieve $5 million in annual sales across all combined departments within the Home-Tite store.
This Home-Tite store may just set a new industry standard, at least that is one of my many goals.

11.Closing Slide
This venture will be comprised of a 3-phase rollout:
1. The startup of the first Home-Tite store front
2. The creation of a line of Home-Tite interior/exterior bait stations
3. The expansion of Home-Tite as a commercial product supplier
My 5-year vision is to open a total of three Home-Tite stores. One in Kitchener-Waterloo, one in Cambridge and one in Brantford. After that, my goal would be to open Ontario wide franchises.
This flagship store will be the very much needed paradigm shift the domestic pest control market is in desperate need of.
