Here's how it works in three simple steps: (1) We use our marketing systems to buy deeply discounted (25-40%) off-market single family homes with private capital, (2) We rehab the homes, (3) We put buyers (NOT Tenants) into the property on Contract for Deed with $15,000 to $40,000 down payments on 30 years notes.
Our buyers are responsible for: Taxes, Insurance, and Maintenance. We still control the property as we do not record the Contract For Deed.
We protect our private investors with: (1) Promissory note, (2) First lien position on the mortgage, (3) Named as Loss Payee on the Insurance, (4) We only buy properties at deep discounts.
Our term is typically 2-5yrs with our private lenders.
We currently pay our private lenders 12% annualized return (interest only) paid out every month.
We've raised over 6 million in the last 24 months and currently send out 46 lender checks each month with two more in the pipeline. So we have a track record of success and have decided to grow our company which is the reason for using this platform to get our message out.
We currently invest in a mid-western market where a drop in home prices by 10% would be a big deal. So buying at 25-40% discounts creates bulletproof protection for our private lenders and our company.
