Raising $150k to Renovate & Rehab a single family home for Re-sale in a Hot market

My name is Hope Shumpert, I operate as a free lance construction estimator, project manager, and licensed expediter in the City of Chicago, Illinois.  On a daily basis I facilitate renovations, rehabs, and new construction projects for my clients and in partnership with an Illinois Based General Contracting firm that Ive been exclusively partnered with since 2020.  I have more than 30 years of experience in the construction industry as a team player and play maker for a host of Contractors (big and small), Investors, and Home Owners.  Recently, I was informed that I am owner of a single family house, it was reverted to me following my fathers death.  Unfortunately the property incurred quite a few years of tax delinquency and has been sitting vacant.  The exiting news is that the market in which the house sits is bubbling up, bringing the ARV of this home to approximately $240,000.  The timing couldnt be better in the market place.  Im looking for an investment of $150K to clear the tax debt of $60k and complete the renovations at $85K with approximately $5k appraisal and permitting fees.   The renovations will complete within 90-120 days (giving time for city required inspections) and I have a blue print to renovate this 3 bedroom 1 bath brick bungalow into a 4 bedroom 2 bath maxing out the ARV at $240-$245k.  Theres an identical house less than 2 blocks away that was renovated lovely and bringing the seller $243k, I intend to lend to the improvements that were made and worked.  

I work closely with tradesmen in all disciplines daily, I have access to wholesale materials and skilled, licensed labor at a lower rate due to my positioning and the number of jobs we've completed as a team.  I have a All star realtor and legal team ready to assist and whats more, Im in partnership with NACA where they develop end buyers who need inventory for their homeowners to buy.  Everything is aligned. 

All thats needed is a 150K investment for which I would like to offer 100% return of initial investment plus a 15% ROI within 1 year -OR- a 40% share of Net Profit following the sale.

This is a process I can complete over and over as I am currently doing it already for other Clients.
