Hale o Hawaii LLC, a 501(c)3 non-profit Community Land Trust was founded in December 2017 to put homeownership within the reach of the working families of Hawaiʻi County. Our Board of Directors is currently comprised of eight Hawaii County residents with proven experience in construction, global financial services, housing services, international peace keeping, local government, the military, real estate investment, real property law and technology. Several Board Members serve on multiple non-profit boards.
We partner with local developers to build affordable homes and renovate distressed properties to assist in community revitalization. The homes are sold leasehold: the homeowners own the house while the Community Land Trust owns the land on which the home sits. The homeowners receive the deed to their home and a 99-year renewable ground lease to the land. By separating the land value from the value of the house we are able to sell the homes at a much more affordable price. When homeowners choose to sell, they receive a fair share of the equity capped by a resale formula, and the remaining equity plus resale proceeds go back to the Community Land Trust to be reinvested in the next property thereby ensuring affordability for the next homeowner.
From financing to project completion, we know that the success of this ongoing venture will be the result of strong partnerships, past experiences, extensive housing development knowledge and a passionate dedication to providing housing for low- to medium-income families of Hawaii County.
We are keen to find like-minded angel investors who will help Hale o Hawaii continue its mission to provide homes that will remain affordable in perpetuity, from generation to generation.
