Building affordable homes in Hawaii County
Hale o Hawaii LLC, a 501(c)(3) non-profit Community Land Trust founded in December 2017, is dedicated to putting homeownership within reach for working families of Hawaiʻi County. Our Board of Directors includes eight local residents with proven experience in construction, global financial services, housing services, international peacekeeping, local government, the military, real estate investment, real property law, and technology.
We partner with local developers to build affordable homes and renovate distressed properties to assist in community revitalization. The homes are sold leasehold: homeowners own the house while the Community Land Trust owns the land, with a 99-year renewable ground lease. By separating the land value from the house value, we can sell homes at a much more affordable price. When homeowners sell, a capped resale formula ensures they receive a fair share of equity, while the remainder is reinvested into the next property to maintain perpetual affordability.
From financing to project completion, our success is built on strong partnerships, extensive housing development knowledge, and a passionate dedication to providing housing for low- to medium-income families of Hawaiʻi County.
