Self-storage COO looking to start her own gig

Good afternoon, and thank you for taking the time to read this messag.  My name is Jennifer Barnett. I am first a single-mom of two special-needs children – a 17-year-old with severe depression and anxiety, and a 9-year-old with autism. Secondly, I am the COO of a third-party management company that manages 135 self-storage facilities across the Southeast U.S. Here’s the deal (excuse my real-ness)…It is time for me to begin generating wealth of my own to create a legacy for my children. I am looking at a few properties in my hometown of Elberton, GA to potentially convert into self-storage. Elberton is the Granite Capital of the World; a fairly segregated and underserved community with tombstone displays lining the streets. I have since moved a few short miles away to Athens, GA but have always had a heart-tug to invest in that community. This likely comes from a legacy left behind by my grandfather who started a tire store there in the 70s and later branched out into the surrounding counties. I would like this first small venture in Elberton to replicate the impact he had on those communities.

I know the self-storage industry. I have been with my current company for 14 years. I received my MBA in 2016 while working full-time and being a full-time mom. I also know that there are currently only three small storage facilities in Elberton which are all currently 100% occupied. I see this as an excellent opportunity to promote growth in Elberton, to provide employment for my children who may not be able to work in the “normal” setting and to create a legacy that hopefully my children and grandchildren will reflect on as proudly as I reflect on my grandfather’s.

I have prepared a three-year proforma, market survey, site design and business plan that I am happy to share. I know this industry and this market, and I know this venture will be successful.
