The staycation and glamping lifestyle has shown remarkable growth and is holding strong. In Nova Scotia it is difficult to book a camp site as they are booked solid within days.  As a family of avid campers, we have always wanted to build our own campground, incorporating  the amenities and features we enjoy and prefer, and to eliminate many of the undesirable features that are found with many privately owned parks.  We have performed extensive market research while visiting many campgrounds in the Atlantic provinces and beyond.  We have discussed and dissected the pros and cons of every park we have ever visited.  We have surveyed many camping families and adventurers to get an idea of what they are looking for when they decided to book at any particular park.   The data was clear in  that there is a large gap between Provincial and Federally run camping parks and privately owned ones. We want to emulate the government parks, with their tree covered areas and large sites, that provide a connection with nature and family adventure. We also want to provide the amenities that are offered at privately owned parks such as 3 way hook-ups for seasonal sites, weekly programing and entertainment,  camp store and laundry facilities and the ability to do almost every aspect of reserving, purchasing and communicating online directly with park interfaces.  

The park we have designed, using Mother Nature as our guide,  includes one hundred sixty seasonal sites with power, water and septic hook -ups. It includes another one hundred fifty nightly rental sites with electrical hook up  and a further sixty sites with no services.  The plan includes ten Bunkies, which are 10' x 10' wooden structures with bunkbeds that allow campers to experience camping without the burden of purchasing all the gear needed to enjoy the outdoors. These sites will also have a power source.  Cabins are another revenue channel, with six, one-bedroom and six, two-bedroom housekeeping cabins in the plan. The cabins will be built as year round accommodations and will be available to guests twelve months a year.  All sites will be outfitted  with a picnic table and a fire pit. 
Good Natured Camping and Cabins Inc. will also boast a camp store, with both essentials and treat items for sale. Bagged ice and firewood will also be available for purchase and projections have shown these two items alone to be a valuable revenue stream.  A portion of the floor space in store will house a variety of arcade and similar game machines. 
A recreation area will be located on site and will boast a variety of activities through out the week to keep campers entertained if they chose to participate. Theme weekends are a draw to many families and we will plan activities to meet expectations.  We value families and want to provide ample space for children to play safely and have planned several playground areas, all with natural play structures where imagination goes hand in hand with busy play.  Basketball, volleyball, badminton, horseshoes and washer toss will be available to our guests. A variety of walking and biking trails are planned around the property for exploration.  A more intense, BMX type bike course will find it's way into the park, and will entertain for hours.  We  understand that families often include dogs, who need exercise too. As such, there will be a large dog park area where owners will have the choice to let their pooches off leash.  

This dream has been a long time in the making.  The two equal partners are a husband and wife team. The first step in making the dream a reality, was to find the perfect location for the campground. There were many boxes to check and it took a long time to find the perfect spot.  In the spring of 2024, a property of one hundred sixty acres was purchased in Queens County, Nova Scotia. The property is located very close to a popular National Park, which will be a draw to lots of campers who want to explore both Good Natured Camping and 
Cabins Inc.  and the National Park's offerings.   The proximity of the National Park was a factor in deciding to purchase the land, but so were the availability of power, water and good mixed, forested land was as well. The parcel included a few outbuildings, some well constructed roads and a home that will allow  the owners to live on-site.  

With years of business management experience  in an large corporation, Partner One  has the necessary organizational  skills to manage projects, employees and to work with clients. He is extremely adept at arranging logistics and finding the most cost effective route for any given project. 
Partner Two  is detailed orientated and excels at predicting client wants and needs and cares deeply about guest satisfaction.  She is experienced in many fields, and brings a common sense approach to problem solving.  She has previously worked  in an administrative role and will take on most of the administrative work within this business.
The partners have included their adult son in the planning and construction of this project and he brings with him an array of heavy equipment and forestry equipment experience, which is invaluable in the transformation of forest to campground, and to the on-going maintenance of the park.

The infrastructure and the necessary equipment to open this camping park is estimated to be close to five million dollars. The engineered systems and buildings have been costed and are available in a very detailed business plan and include everything from a major septic system, plumbing and electrical plans, heating and cooling systems  to the engineered drawings for cabins and bunkies. All aspects of the operation have been explored, researched and costed and include both large purchases such as machinery and vehicles, to small amenities such as hooks for bathroom doors.  
The business plan shows a conservative, three year revenue projection that is in the millions and  with repeat business the number will  remain high, year after year.   

The goal is to be open to our first campers in May of 2025. Admittedly, this is an aggressive time line but we are determined to give it our all to meet the goal. The engineer and surveyors have completed their roles in this plan and all development permits and legalities have been approved. We have already made great strides in clearing roadways and creating campsites. We anticipate the groundwork will be 90% complete by the end of 2024. We are set to have all other aspects of construction started as soon we say the word, which of course is funding dependant.  We are in need of a like minded investor who understands this dream of ours and is willing to invest in the future camping trips of thousands of families.
